Dorking and Reigate are among the furthest towns we cover in Surrey. Dorking is about twenty-two miles from our Fifield workshop as the crow flies and Reigate about twenty-six, mostly via the M25. Our own team still does the work: we fabricate aluminium windows and doors in Fifield, near Windsor, and travel out to survey and install. We have no office in either town, and we group visits so each trip is used well.

Two market towns under the North Downs
Dorking keeps a street plan that has barely changed since medieval times, with the High Street, West Street and South Street meeting at Pump Corner. The town grew after the railway arrived, with Rose Hill, its first planned estate, begun in 1831. Houses followed in the 1920s and 1930s on the former Deepdene and Pippbrook estates, then the Fraser Gardens and Chart Downs estates and the Goodwyns estate of the late 1950s and 1960s. Dorking is bordered on three sides by the Surrey Hills National Landscape, with Box Hill and Leith Hill close by.
Reigate is a historic market town of narrow medieval plots, tile-hung sixteenth- and seventeenth-century houses, a strong Georgian character and later Victorian villas and stucco terraces. Next door, Redhill grew as a Victorian railway town, and Reigate Hill above is part of the Surrey Hills.
Planning: Mole Valley and Reigate and Banstead
The two towns sit in different council areas.
- Dorking, Westcott, Brockham and Betchworth are in Mole Valley. Mole Valley District Council has 26 conservation areas and applies Article 4 Direction controls to parts of Dorking and Brockham.
- Reigate, Redhill and Merstham are in Reigate and Banstead. The borough has about 29 conservation areas. Its 2026 draft appraisal for the Reigate Conservation Area treats original timber windows, including Georgian sashes, as key features, discourages aluminium and UPVC replacements, and notes Article 4(2) Directions requiring permission for changes to window style or material on most dwellings facing a highway or open space.
In short, if your house is in central Reigate or Dorking, new frames at the front may need planning permission or may need to be timber. Check with Mole Valley District Council or Reigate and Banstead Borough Council before ordering. Homes in the Surrey Hills National Landscape outside conservation areas may also face design expectations, so it is worth asking.
Surrey’s borough and district councils are being replaced. From 1 April 2027, both Mole Valley and Reigate and Banstead become part of the new East Surrey unitary council, so check which authority is responsible when you apply.
Villages we cover
- Westcott, west of Dorking below the Downs.
- Brockham, a village around its green with Article 4 controls in part.
- Betchworth, between Dorking and Reigate.
- Redhill, with Victorian terraces, inter-war roads and many newer flats.
- Merstham, which has an old village conservation area around the High Street and Quality Street, Victorian and Edwardian terraces in South Merstham, and the post-war Merstham Estate.

Fitting products to Dorking and Reigate homes
Inside the conservation areas. Where timber is expected, we will tell you plainly; we do not make timber windows. Where aluminium is acceptable, for example on rear extensions, slim profiles matter.
Victorian and Edwardian houses outside the cores. Our core window, the Reynaers SlimLine 68, can carry glazing bars and a heritage colour. Reynaers lists a frame depth of 78 mm and PAS 24 and Secured by Design ratings on its SlimLine 68 page. Cortizo and Alunet aluminium windows are also available.
Homes with a view of the hills. Many houses around Dorking and Reigate look onto the Downs. Reynaers ConceptPatio 130 sliding doors make the most of a view with large fixed and sliding panes, while Smart Visofold or Cortizo bifolds open a room fully to the garden.
Post-war estates in Dorking, Redhill and Merstham. UPVC windows (Advance 70) and composite doors are practical, good-value replacements.

Survey, manufacture and fit
We start with a home visit from Fifield to measure and check each opening, and to talk through planning if you are in a conservation area or the National Landscape. Your written quote names the system, glass and finish, from £400. Frames are built in our workshop with a lead time starting from 10 days, then our installers travel over to remove the old frames, fit the new ones and clear away. Every installation comes with a 10-year guarantee.

Frequently asked questions
Can I replace windows with aluminium or UPVC in Reigate’s conservation area?
Possibly not at the front. Reigate and Banstead’s 2026 draft appraisal discourages aluminium and UPVC windows in the Reigate Conservation Area, and Article 4(2) Directions require permission for window changes on most dwellings facing a highway. Check with Reigate and Banstead Borough Council, or East Surrey council from 1 April 2027, before ordering.
Does the Surrey Hills National Landscape affect new windows?
National Landscape status does not automatically rule out new frames, but planners may expect sympathetic design, and many villages within it are also conservation areas. Ordinary like-for-like window replacement on an unlisted house outside a conservation area is often straightforward. Check with Mole Valley or Reigate and Banstead council to confirm before you commit.
How far do you travel to Dorking and Reigate?
Dorking is about twenty-two miles and Reigate about twenty-six miles from our Fifield workshop in a straight line, mostly via the M25. Our own surveyors and installers make the trip from Fifield, as we have no local branch. We group appointments where we can, so travel does not hold up your project.
Do you cover Redhill and Merstham?
Yes. Alongside Reigate we cover Redhill, Merstham, Betchworth, Brockham and Westcott. Redhill and Merstham have a wide mix of Victorian terraces and post-war estates, where both aluminium and UPVC can work well. Merstham’s old village around Quality Street is a conservation area, so check with the council first there.
Which doors work best for a garden with a view of the Downs?
If the view matters all year, sliding doors such as Reynaers ConceptPatio 130 give large panes of glass with slim frames. If you would rather open the room completely in summer, bifold doors from Smart Visofold or Cortizo fold back almost the full width. We will help you weigh up the view, space and budget at survey.
