Watford’s streets, from Nascot to North Watford

Watford was a High Street town until the railway arrived in 1837. Land on the Earl of Essex’s estate was sold for building from the 1850s to the 1880s, which created much of the Victorian street pattern. In Nascot, two-storey terraces of London stock brick sit alongside detached and semi-detached villas, with slate or red clay tile roofs. North Watford, first called Watford New Town and then Callowland, was built up from the 1890s and is still mostly red-brick late Victorian terraces. Beyond these come inter-war and post-war suburbs, and a growing number of town-centre and station-side flats.

Conservation areas and Article 4 in Watford

Watford Borough Council handles planning. Its conservation areas include Nascot, Estcourt, Oxhey, Watford Heath, St Mary’s, the Civic Core, Grove Mill Lane, Macdonell Gardens, The Square, and High Street and King Street. In Nascot, two Article 4 directions made in 2013 remove some permitted development rights, including for alterations to many houses on streets such as Bedford Street, Church Road and Langley Road. The council’s appraisal also names the loss of original windows as a recurring issue there.

So if you live in one of these areas, check with Watford Borough Council before ordering. Watford also has a lot of flats, and flats have no householder permitted development rights, so you will need planning advice and usually freeholder consent. Parts of the wider area, such as South Oxhey, Carpenders Park, Croxley Green and Abbots Langley, fall under Three Rivers District Council instead. Products that suit Watford houses

Victorian terraces and villas

Slim aluminium windows in heritage colours, or woodgrain-finish UPVC, give a period feel. We do not make timber windows, so these are the timber-look choices. A composite front door in a traditional panel style suits stock-brick fronts.

Inter-war and post-war semis

The Reynaers SlimLine 68 outward-opening casement is our core window and a strong fit here. UPVC on the Selecta Advance 70 system is the budget option.

Extensions and gardens

Reynaers ConceptPatio 130 sliding doors, Smart Visofold or Cortizo bifold doors, roof lanterns and conservatories all work well for rear extensions.

If you live close to the West Coast Main Line or the M1, mention noise at survey so we can talk through glass options.

Practical points for Watford homeowners

Many Victorian terraces in Nascot and North Watford have narrow front gardens and tight on-street parking, so we will ask about access when we book. Rear extensions are popular on these houses, and owners often replace the back door, a side return window and the kitchen windows in one go, which keeps disruption to a single visit. For newer flats near Watford Junction and the town centre, any change to windows normally needs sign-off from the building’s managing agent, so start that conversation early. We can supply specifications and frame details to help, and we will keep the paperwork simple for the agent to review.

Neighbourhoods and nearby places

We cover Nascot, Oxhey, Garston, Leavesden, Watford Heath, Croxley Green and Abbots Langley. Neighbouring pages: Bushey, Rickmansworth and Hemel Hempstead.

What happens after you get in touch

  1. We book a survey at a time that suits you. Because Watford is a short drive from Fifield, there is usually good flexibility.
  2. The surveyor measures each opening and explains frames, colours and glass.
  3. You get a written quote; our double glazing cost guide shows what affects it.
  4. We make the aluminium frames in Fifield, then our own fitters install them and clear up.

Frequently asked questions

Is there an Article 4 direction on my Watford street?

Nascot has two Article 4 directions made in 2013 that remove some permitted development rights for many houses, including on Bedford Street, Church Road and Langley Road. Other conservation areas may have different controls. Check with Watford Borough Council, or its online map, before replacing windows so you know whether you need permission.

Can you replace windows in a Watford flat?

Yes, once the right approvals are in place. Flats have no householder permitted development rights, so planning permission may be needed, and most leases require freeholder or managing agent consent. We can provide specifications and drawings for those requests. After approval, our process of survey, fabrication and fitting is the same as for a house.

How quickly can you survey a home in Watford?

Watford is roughly 22 miles from our Fifield workshop, around 35 to 40 minutes by road, so we can usually offer survey dates at short notice. Aluminium windows then have lead times from 10 days once the order is confirmed. Call 01753 965 005 to arrange a time that suits you.

Do you cover South Oxhey and Croxley Green?

Yes. We work across South Oxhey, Carpenders Park, Croxley Green and Abbots Langley as well as Watford itself. Note that these areas fall under Three Rivers District Council rather than Watford Borough Council, so check with Three Rivers about any planning questions, particularly for listed buildings, flats or conservation areas.

What windows suit a red-brick Victorian terrace in North Watford?

Many owners choose slim aluminium windows in a heritage colour or woodgrain-finish UPVC to keep the period look. We do not make timber windows. At survey we look at the bays, glazing bars and neighbouring houses before recommending a style, and you can see colour samples before you decide.
