How Wokingham’s housing grew

Wokingham has held a market since 1219, when the Bishop of Salisbury laid out roads and building plots, and Tudor silk-weaving left houses that can still be seen in Rose Street. The modern town is mostly 20th-century growth radiating from that old centre. Norreys Avenue began as emergency post-war housing in the late 1940s, with many prefabricated homes, and the Norreys Estate followed in the 1960s. Woosehill, Dowlesgreen and Bean Oak were built on farmland in the late 1960s and early 1970s, and Keephatch arrived in the early 1990s.

Since then large new neighbourhoods have gone up to the north-east and south-east of the town, and the former Arborfield Garrison has been redeveloped for housing. The built-up area now spills into Finchampstead to the south and Barkham to the south-west. Wokingham was once known for brick-making, which has long since given way to software and service industries, but it explains why so many older houses in and around the centre are built of local brick. In practice that gives us three main types of job here: period buildings in the centre, 1960s to 1990s estate houses whose first replacement frames are now tired, and newer homes where owners want to upgrade builder-grade doors.

What we would suggest for each

Planning and Wokingham Borough Council

Wokingham Borough Council, based at Shute End, is the planning authority. The borough has a conservation area covering Wokingham town centre and Langborough Road, and others nearby at Sindlesham, Finchampstead Church, Arborfield Cross and Hurst. If your home is in one of these, is listed, or is a flat, check with Wokingham Borough Council before you order. Flats have no householder permitted development rights, and leaseholders will normally need the freeholder’s agreement as well. On the newer estates, also check your deeds for restrictive covenants about external changes. Our guide to planning permission for replacement windows has more.

Ground, brooks and roads

The town sits on the Emm Brook in the Loddon Valley, on sand and gravel over London clay. That matters little for windows, but it does mean we check the ground level and drainage outside any new door threshold. For homes near the A329(M) or the busy Reading and Bracknell roads, ask us about glass specifications that reduce traffic noise.

Survey and fitting from Fifield

Being close, arranging a survey is straightforward. We measure each opening, talk through colour, glass and hardware, and send a written quote. Aluminium windows start from £400, and our double glazing cost guide explains what moves the price. Aluminium frames are made in our Fifield workshop with lead times from 10 days, then our own fitters install them, seal them and clear away the old frames.

We are a listed Reynaers at Home installer partner, hold Constructionline Silver and provide a 10-year guarantee.

Wokingham and surrounding villages

Alongside the town we regularly cover Woosehill, Emmbrook, Keephatch, Finchampstead, Barkham and Winnersh. Nearby pages include Earley, Crowthorne and Sandhurst, and our Berkshire double glazing hub covers the rest of the county.

Frequently asked questions

How quickly can you survey a house in Wokingham?

Wokingham is roughly 12 miles from our Fifield workshop, about 25 minutes by road, so arranging a survey visit is easy. We measure every window and door in one visit, bring samples of frame colours and glass, and follow up with a written, itemised quote.

Can I replace windows in Wokingham town centre conservation area?

Often yes, but check first. Wokingham Borough Council is the planning authority, and the town centre and Langborough Road conservation area has its own considerations. Listed buildings and flats need consent regardless. Check with Wokingham Borough Council before ordering, and we will point out anything relevant during the survey.

My 1970s Woosehill house has old UPVC. What should I replace it with?

For a straightforward upgrade, UPVC windows in the Selecta Advance 70 system replace older frames without changing the look of the street. If you want slimmer frames or a more modern appearance, our aluminium casements such as the Reynaers SlimLine 68 are the alternative. We price both at survey so you can compare.

Do you replace patio doors on new-build homes?

Yes. On newer Wokingham estates, owners often swap the original French or patio doors for Reynaers ConceptPatio 130 sliding doors or Smart Visofold and Cortizo bifolds. It is worth checking your deeds for covenants on external changes first, especially if your home is only a few years old and the developer is still on site.

What does an aluminium window cost in Wokingham?

Our aluminium windows start from £400 per window. The final price depends on the size, opening style, glass, colour and number of openings, so we confirm it after a free survey. Our double glazing cost guide sets out the main factors, and there is no obligation to go ahead after the quote.
