A riverside town with a lot of variety

Staines grew in layers. Workers’ cottages spread along London Road and Kingston Road from the mid-19th century, after the railway arrived in 1848. The residential roads south and south-east of the centre were laid out in the early 1930s, and after the Second World War new estates went up around Commercial Road and between Kingston Road and Elizabeth Avenue, many of them for people working at Heathrow. The town centre ward now has more flats than anywhere else in the town, while the Staines South area is mostly semi-detached houses.

So a single street can hold Victorian cottages with small sash openings, 1930s bays and modern apartment blocks. We size and style windows to suit the house rather than offering one standard look.

Flats need a different approach

If you own a flat, there are no householder permitted development rights, so window changes may need planning permission, and your lease will almost certainly require freeholder or managing agent consent. We can supply drawings and product details to help with both.

Flood risk, reservoirs and Heathrow

Much of Staines sits on low gravel islands only slightly above the surrounding floodplain, and the town flooded badly in 1894, 1947 and 2014. For riverside homes we talk through door threshold heights, drainage details and robust frame materials. Aluminium does not rot or swell when wet, which makes it a practical choice close to the river.

Heathrow is a short distance to the north-east, beyond the Staines and King George VI reservoirs. Aircraft noise is part of daily life in parts of the town, so acoustic laminated glass is worth considering for bedroom windows facing the flight paths.

Planning in Spelthorne

Spelthorne Borough Council handles planning. Its conservation areas include Staines (the historic town centre), Laleham, Stanwell, Lower Sunbury and Shepperton. If you live in one, or in a listed building, check with Spelthorne Borough Council before changing the style or materials of your windows. Spelthorne joins the new West Surrey Council on 1 April 2027, so after that date the contact will change. Our planning permission guide explains the basics.

Two nearby details catch people out. Laleham’s conservation area appraisal was refreshed in early 2025, so older advice may be out of date. And Egham Hythe, just over Staines Bridge, is in Runnymede rather than Spelthorne, so homes on that side of the river deal with Runnymede Borough Council instead.

Matching products to Staines homes

  1. Period cottages and Victorian terraces: Reynaers SlimLine 68 aluminium windows give slim frames and a crisp, traditional casement profile. Cortizo and Alunet aluminium windows are other options.
  2. 1930s and post-war semis: UPVC windows on Selecta Advance 70 are a cost-effective replacement, in white, colours or woodgrain.
  3. Riverside and garden rooms: Reynaers ConceptPatio 130 sliding patio doors, or Smart Visofold and Cortizo bifold doors, frame the view. Add a roof lantern or conservatory or orangery for more light.
  4. Front entrances: composite doors are strong, secure and need little more than a wipe.

We also offer secondary glazing for situations where the original windows must stay, plus porches, garage doors, fascias, soffits, guttering, blinds and shutters.

What it costs and how long it takes

Aluminium windows start from £400 each. Lead times start from 10 days, and every job carries a 10-year guarantee. See our cost guide for the factors that change the price, such as size, glass type and colour.

From survey to fitting

We book a survey at a time that suits you, drive over from Fifield and measure everything ourselves. After you approve the quote, the frames are made in our workshop and our own fitters install them, removing and disposing of the old windows as they go. You deal with one company from first visit to final check.

Nearby, we have pages for Egham, Ashford (Surrey) and Sunbury-on-Thames, and a wider Surrey windows and doors page.

Frequently asked questions

Is aluminium a good choice for a flood-prone home in Staines?

It is a sensible one. Aluminium frames do not rot, swell or warp if they get wet, and they can be wiped down after a flood. We also discuss threshold heights and drainage for back and patio doors. Double glazing is not a flood barrier, so follow Environment Agency advice for flood protection.

Can double glazing cut Heathrow aircraft noise?

New sealed units cut a lot of noise compared with old, draughty frames. For bedrooms under the flight paths, acoustic laminated glass with panes of different thicknesses performs better still. We will recommend where it is worth paying extra and where standard double glazing is enough.

Do I need permission to replace windows in my Staines flat?

Very likely. Flats have no householder permitted development rights, so check with Spelthorne Borough Council whether planning permission is needed. Your lease will usually require written consent from the freeholder or managing agent as well. We can provide specifications and drawings to support both requests.

How far do your fitters travel to reach Staines?

Our workshop is in Fifield, near Windsor. Staines-upon-Thames is roughly 12 miles away by road, usually around 25 minutes. The surveyor and installers travel from Fifield for every visit; we do not have an office or showroom in Staines. Samples come with the surveyor.

What does a new aluminium window cost in Staines?

Our aluminium windows start from £400 each. The final price depends on size, opening style, glass specification, colour and how many windows you replace at once. After a free survey you get a written, itemised quote. Lead times start from 10 days and installations carry a 10-year guarantee.
