What Rochford homes are like

Rochford is a small market town about three miles north of Southend, and it gave its name to the old Rochford Hundred. The centre around the Square, West Street and North Street has older brick and timber-framed buildings, some of them listed, and the parish church of St Andrew’s dates mainly from the fourteenth to sixteenth centuries. Beyond the centre, the built-up area runs into Hawkwell and adjoins Ashingdon, where twentieth-century bungalows, chalet homes and family semis are common.

Newer housing has also arrived, including homes built on the former Rochford Hospital site after most hospital services moved to Southend in 1990. Older double glazing on homes of the 1980s and 1990s can now suffer from misting, worn seals and tired hinges.

Article 4 directions in the Rochford conservation area

Rochford District Council is the planning authority. The centre of Rochford is a conservation area, and the council confirmed an Article 4(2) direction in 2010 covering the Rochford, Rayleigh, Great Wakering, Canewdon High Street, Battlesbridge and Paglesham conservation areas. The direction removes some permitted development rights for alterations that front a public road. If your house is in the conservation area, check with Rochford District Council exactly which works need an application before you replace windows or doors on the front. Our planning guide covers the basics.

The government has also confirmed that a new South East Essex Council, combining the Southend, Castle Point and Rochford areas, is expected to take over from April 2028, subject to parliamentary approval. Until then, Rochford District Council handles applications.

Living near the airport and the Roach

London Southend Airport sits right on Rochford’s doorstep, with its own railway station on the eastern boundary. If aircraft or traffic noise bothers you, ask our surveyor about acoustic glass options. The town is also close to the estuaries of the Roach and the Crouch, so windows and doors take more wind and damp than they would further inland. Powder-coated aluminium and good-quality UPVC both cope well, and our surveyor can talk through suitable finishes and hardware.

Products for Rochford properties

Bungalows and chalet homes

Hawkwell and Ashingdon have plenty of bungalows, where wide windows and a rear garden door make a big difference. UPVC windows on the Selecta Advance 70 system are a dependable choice, and Reynaers ConceptPatio 130 sliding doors open up the view to the garden.

Older houses in the town centre

For period homes, slim aluminium windows such as the Reynaers SlimLine 68 casement, or Cortizo and Alunet ranges, keep sightlines narrow. Where planning allows, woodgrain-finish frames give a timber look; we do not make timber windows ourselves.

Family homes and extensions

Smart Visofold and Cortizo bifold doors, composite front doors and conservatories or orangeries suit the larger semis and detached homes.

Porches, garage doors and rooflines

Bungalows and chalet homes in Hawkwell, Ashingdon and Hockley often benefit from more than new windows. A small porch gives a sheltered entrance on exposed plots, a new garage door can tidy up the front of the house, and replacing fascias, soffits and guttering at the same time saves a second round of scaffolding or access work. We can also supply blinds and shutters once the new frames are in.

From Fifield to Rochford

We have no Essex office. Our team travels from Fifield, which is roughly 75 miles away by road, usually around an hour and a half via the M25 and A127. For that reason we arrange surveys and installation days in advance and plan the work around the journey. After the survey you receive a written quote; aluminium windows start from £400, lead times start from around 10 days, and every installation carries a 10-year guarantee. See our cost guide for more detail.

Frequently asked questions

Is my Rochford house affected by an Article 4 direction?

If it lies within the Rochford conservation area, it may be. Rochford District Council confirmed an Article 4(2) direction in 2010 that removes some permitted development rights for works fronting a public road. Check with the council before changing front windows or doors, and we will supply product drawings if an application is needed.

Can double glazing reduce aircraft noise near Southend Airport?

Well-fitted double glazing with good seals cuts noise noticeably compared with old or failed units. For homes under or near flight paths, our surveyor can discuss acoustic laminated glass, which uses different pane thicknesses to reduce sound further. We will explain what is realistic for your property rather than promise silence.

Do you replace windows in bungalows in Hawkwell and Ashingdon?

Yes. Bungalows often benefit from wider windows and a new garden door. UPVC windows on the Selecta Advance 70 system are a popular, cost-effective option, while aluminium suits owners who want slimmer frames. Our surveyor will measure every opening and talk through styles.

How far do you travel to Rochford?

Our team comes from our workshop in Fifield, near Windsor, roughly 75 miles by road, which is usually around an hour and a half. We do not have a local branch, so we book surveys and installations in advance and plan each fitting day carefully so the work is finished without unnecessary return trips.

What guarantee do your Rochford installations come with?

Our windows and doors come with a 10-year guarantee. Because we make our aluminium frames in our own workshop and fit them with our own team, rather than subcontracting, we take responsibility for the product and the installation. Your written quote sets out exactly what the guarantee covers.
