Newmarket’s buildings and the racing town

Horse racing shapes Newmarket in a way it shapes nowhere else. The town keeps its medieval street plan, but racing yards, paddocks, horse walks and horse crossings run through it, and stables such as Palace House and Fitzroy sit among the houses. Residential streets close to the centre, including Rous Road, are mostly Victorian terraces from the mid to late 19th century, built in gault brick with red brick dressings and slate roofs, and many have a close rhythm of vertical doors and sash windows. Bury Road has larger houses in a wooded setting, and post-war and modern estates fill the land around the edges of the town.

Many people who live here work in racing, often with early starts and horses to manage, so we keep disruption short and agree working hours before the fitters arrive.

Planning: West Suffolk and East Cambridgeshire

Newmarket is in Suffolk, and planning is handled by West Suffolk Council. The town has one conservation area covering its historic core and racing heritage. When we checked the council’s appraisal, it said there were no Article 4 directions in place, but that the council might consider them in future, so always check with West Suffolk Council for your own address. Listed buildings need consent whatever the work.

Newmarket sits right on the county boundary. Neighbouring villages such as Cheveley, Snailwell and Fordham are in Cambridgeshire, and their conservation areas are run by East Cambridgeshire District Council. Our replacement windows planning guide covers what to ask.

Choosing windows and doors for your Newmarket home

Victorian terraces

Owners of gault-brick terraces usually want to keep the vertical look of the street. We do not make timber windows. Instead, we offer slim aluminium windows or woodgrain-finish UPVC as timber-look options, with frame colours to suit pale brick.

Post-war and modern houses

The Reynaers SlimLine 68 outward-opening casement is our core aluminium window and suits modern frontages well. UPVC windows and doors on the Selecta Advance 70 system are the cost-conscious choice.

Garden rooms and doors

Reynaers ConceptPatio 130 sliding doors, Smart Visofold and Cortizo bifold doors, conservatories, orangeries and roof lanterns add light at the back. A composite front door gives security for homes left empty early in the morning.

Flint, gault and colour choices

Newmarket’s palette is unusual. Black Bear Lane has long flint walls, streets such as Rous Road mix pale gault brick with red brick dressings and polychrome detail, and some houses are painted brick or stucco. Frame colour matters as much as frame style against these surfaces. White frames still suit many Victorian terraces, while softer greys, creams or dark finishes can work well on modern homes and against flint. We bring colour samples to the survey so you can hold them against your own walls rather than choosing from a screen.

Surrounding villages

We cover Exning, Kentford, Moulton, Cheveley, Dullingham and Fordham as well as the town. Nearby we also work in Bury St Edmunds, Cambridge and Ely.

Getting from Fifield to Newmarket

Newmarket is roughly 95 miles from our workshop by road, a drive of around two hours via the M25, M11 and A14. We do not have an office or showroom in Suffolk, so surveys and installations are planned in advance around that journey.

Frequently asked questions

Which council handles planning for windows in Newmarket?

West Suffolk Council handles planning for Newmarket itself, including the town's conservation area. Villages just over the boundary, such as Cheveley, Snailwell and Fordham, are in East Cambridgeshire, so East Cambridgeshire District Council handles them. Check with the right council before replacing windows on a listed building or a home in a conservation area.

Can you match the look of sash windows on a Newmarket terrace?

We do not make timber sash windows. For Victorian terraces such as those on Rous Road, we offer slim aluminium or woodgrain-finish UPVC windows that keep a vertical, traditional look. At survey we discuss the proportions and colours that suit the street. Check planning requirements with West Suffolk Council if your home is in the conservation area.

Can the fitters work around early racing-yard hours?

We agree start times and working hours with you before installation day. Our own team carries out the fitting, so there are no unknown subcontractors. We remove old frames and fit new ones opening by opening, so the house is never left open, and we clear up before we leave.

How much do aluminium windows cost in Newmarket?

Our aluminium windows start from £400 per window. The total depends on how many openings you have, their size and style, frame colours and glass. After a free survey we provide a written quote with no obligation. Our double glazing cost guide gives more detail on the factors involved.

Do you install conservatories in villages near Newmarket?

Yes. We supply conservatories, orangeries and roof lanterns in Exning, Kentford, Moulton, Cheveley and the surrounding villages. Many of these villages have conservation areas, so check with West Suffolk Council or East Cambridgeshire District Council first. Our surveyor will look at the space, orientation and access before we quote.
