Rayleigh’s character
Rayleigh is a market town on a ridge between Chelmsford and Southend. Rayleigh Mount, the National Trust site of a Domesday-era motte-and-bailey castle, sits beside the restored 19th-century brick windmill, and Holy Trinity Church closes the top of the High Street. The historic centre is lined with older shops and houses, while the town around it expanded considerably in the 1950s and again in the 1990s, when many estates were built on former farmland.
That gives Rayleigh a broad spread of houses: period buildings in the centre, interwar and 1950s semis and bungalows on the roads leading out, and family homes from the 1980s and 1990s that are now ready for their first or second replacement windows.
Rayleigh Conservation Area and its Article 4 Direction
Rochford District Council is the planning authority. The Rayleigh Conservation Area covers the historic centre, and its boundary was amended in July 2009. An Article 4(2) Direction confirmed in January 2010 means houses in the area need planning permission for some works that front a public road, including extensions or alterations, gates, fences and walls, external painting in a new colour, and hard surfacing. It applies to houses rather than flats or commercial premises.
If your home is in the conservation area, check with Rochford District Council before changing front windows or doors. Our guide to replacement windows and planning covers the general rules. Rochford is also due to join Castle Point and Southend-on-Sea in a South East Essex unitary council from April 2028, under government plans subject to parliamentary approval.
Our recommendations for Rayleigh properties
- Bungalows and 1950s semis: UPVC windows and doors keep the cost of many openings sensible, with woodgrain options for a softer look.
- 1990s family homes: slimmer aluminium windows on Reynaers SlimLine 68, an outward-opening casement, or Cortizo and Alunet, give a crisp, modern finish in grey, black or other powder-coated colours.
- Garden rooms: Smart Visofold and Cortizo bifold doors or Reynaers ConceptPatio 130 sliding doors.
- Front doors: composite doors, which come in many colours and timber-look finishes.
- Extensions: conservatories, orangeries, porches and roof lanterns.
Rayleigh sits beside the A127 and A130. If traffic noise is a concern, tell us at survey and we will discuss glass options. We do not make timber windows, so where a timber appearance is needed, woodgrain UPVC, aluminium or composite are the alternatives.
Before your survey
- Check whether your home falls inside the Rayleigh Conservation Area using Rochford District Council’s maps.
- Look out any planning conditions or covenants if your house is on a 1990s or newer estate.
- Note which rooms feel draughty, noisy or cold, so we can prioritise them.
- Take a few photos of each side of the house; you can send them on WhatsApp for an early price.
- Decide whether you want doors, a porch or a conservatory quoted at the same time, as combining work saves a separate trip from Fifield.
Covering Rayleigh and its neighbours
Alongside the town, we survey and fit in Rawreth, Hockley, Hullbridge, Eastwood and Thundersley. You can also read our pages for Rochford, Wickford and Southend-on-Sea.
Survey and installation, planned from Fifield
Our workshop at Coningsby Farm, Fifield is our only premises; we have no Rayleigh showroom. The town is roughly 74 miles away by road, around an hour and a half via the M25 and A127 depending on traffic, so we book surveys and installations in advance. At the survey we measure, discuss frames, colours and glass, and flag any planning questions. Aluminium frames are made in our workshop, UPVC and composite are ordered to size, and our own team fits them. Guide prices are on our double glazing cost page.

Frequently asked questions
Does the Rayleigh Article 4 Direction cover replacement windows?
The 2010 Article 4(2) Direction requires permission for certain alterations to houses that front a public road in the Rayleigh Conservation Area, along with painting, boundaries and hard surfacing. Whether your window replacement is caught depends on the property and design, so check with Rochford District Council before ordering front windows or doors.
What windows suit a 1990s house in Rayleigh?
Many 1990s homes have original UPVC that is now ageing. Replacing it with new UPVC on the Selecta Advance 70 system is the economical route, while aluminium windows such as the Reynaers SlimLine 68 casement give slimmer frames and a more modern look. A survey helps you compare both for your house.
Can double glazing help with A127 traffic noise?
Double glazing generally reduces noise compared with old or failing units, and glass choice makes a difference. If you live close to the A127 or A130, mention it at your survey and we will talk through the options for your windows. Well-fitted frames and good seals matter as much as the glass itself.
Do you have an office near Rayleigh?
No. Our only premises are at Fifield, near Windsor, roughly 74 miles from Rayleigh by road. We plan surveys and installations in advance around the journey, bring samples to your home, and use our own fitters, so you deal with one company from first quote to finished installation.
How quickly can you fit new windows in Rayleigh?
Lead times start from 10 days for aluminium windows made in our Fifield workshop. Larger orders, bifolds and conservatories take longer, and any planning consent needed in the conservation area adds time. Once your order is confirmed we agree a fitting date and tell you how long the installation will take.
