Lewisham’s housing, street by street

The borough packs very different homes into a short distance. Brockley is a leafy Victorian suburb where building started in the 1830s and most houses date from the second half of the nineteenth century, many with stucco window surrounds and terracotta details. Telegraph Hill grew from 1871 on land controlled by the Haberdashers’ Company, which set strict rules on quality. Blackheath, Lewisham’s largest conservation area, is mostly 1790 to 1880, with Georgian and Victorian terraces and pairs built after the railway arrived in 1849.

Further south the picture changes. Bellingham (1919 to 1923) and Downham (1924 to 1930) were built by the London County Council as cottage estates, and their brick houses have often been through one or two rounds of replacement windows already. In Catford, six of the post-war prefabs on the Excalibur Estate are Grade II listed. Forest Hill and Sydenham have their own conservation areas too, including Forest Hill, Sydenham Hill, Sydenham Park and Sydenham Thorpes, and houses there are often divided into flats.

Conservation areas and Article 4 in Lewisham

Lewisham Council is the planning authority and lists 29 conservation areas, among them Blackheath, Brockley, Telegraph Hill, Ladywell, Lee Manor, Hatcham, Forest Hill, St Mary’s and Sydenham Park. The council has also made Article 4 directions across many of them, and its guidance says these can bring changes to windows and doors under planning control for houses used as single dwellings. The directions differ street to street, so check with Lewisham Council before you order. Remember that flats have no householder permitted development rights at all, and a leasehold flat will usually need the freeholder’s consent too. Our guide to planning permission for replacement windows covers the general rules.

We also fit secondary glazing, which can help in a flat or listed building where outer windows cannot change, plus porches, garage doors, fascias and soffits, blinds and shutters.

What we check at a Lewisham survey

On a Victorian house in Brockley or Ladywell we look closely at the stucco window surrounds and brick reveals, because a careless removal can damage details the conservation area is trying to protect. On a Downham or Bellingham cottage we check whether earlier replacements have left uneven openings that need making good. In a converted house in Sydenham we confirm which windows belong to your flat and which belong to the freeholder. We then write all of that into the quote, so you know exactly what is included before anything is ordered.

Neighbourhoods we cover

We travel to Lewisham town centre, Catford, Brockley, Hither Green, Lee, Ladywell, Forest Hill, Sydenham, Deptford and New Cross. Next door, see our pages for Greenwich, Southwark and Bromley.

From survey to fitting day

We book a survey at a time that suits you and bring frame colours and hardware samples, as there is no showroom to visit. You get a written quote; aluminium windows start from £400 each, and our double glazing cost guide explains what moves the price. Aluminium frames are made in Fifield, with lead times from 10 days. On fitting day our own installers arrive with everything loaded, so a cross-London trip is planned once and done properly. Every installation carries a 10-year guarantee. We are a listed Reynaers at Home installer partner and hold Constructionline Silver.

Frequently asked questions

Do I need planning permission to change windows in Brockley or Blackheath?

Possibly. Both are conservation areas and Lewisham Council has made Article 4 directions there, which can bring window and door changes under planning control for single-family houses. Coverage varies by street, so check with Lewisham Council before ordering. We can survey first and give you drawings and specifications to support an application.

I live in a converted flat in Forest Hill. Can I just replace my windows?

Not automatically. Flats have no householder permitted development rights, so a planning application may be needed, especially in a conservation area. Most leases also need the freeholder's written consent for external changes. Check with Lewisham Council and your freeholder first. Secondary glazing on the inside is one option when the outer windows must stay.

How far do you travel to reach Lewisham?

Our workshop is at Fifield, near Windsor. Lewisham is roughly 35 to 40 miles by road, usually around an hour and a quarter to an hour and a half depending on traffic. We have no south-east London office. Our own team travels across for the survey and the installation, and we plan fitting days so the work is completed in one visit where possible.

What suits an ex-council house on the Downham estate?

Downham was built by the London County Council between 1924 and 1930, and its plain brick houses suit clean, simple frames. UPVC windows in the Selecta Advance 70 system with a composite front door are a sensible, cost-effective choice. Aluminium windows from 400 pounds are an option if you want slimmer frames or a darker colour.

Do you make timber sash windows for Victorian houses?

No. We do not make timber windows or doors. We fabricate aluminium windows, including the Reynaers SlimLine 68 casement, and supply UPVC with woodgrain finishes. In a conservation area or Article 4 street where timber is expected, check with Lewisham Council before deciding, as an alternative material may not be acceptable there.
