A small town that grew five-fold

Thatcham’s population was about 5,000 in 1951 and 7,500 in 1961. By 2001 it had passed 22,800, and the 2021 census counted more than 25,000 people. That growth is written in the housing. A historic core survives at the centre, but most of the town is post-war, built as the population roughly tripled between 1961 and 2001, with newer neighbourhoods such as Dunstan Park on the edge. Today Thatcham and Newbury together form a built-up area of over 70,000 people.

For us that means plenty of homes whose windows were replaced once in the 1980s or 1990s and are now ready to go again, along with newer houses where owners want better patio doors or a conservatory.

2007 floods and the lie of the land

Thatcham straddles the River Kennet and the Kennet and Avon Canal, with the Thatcham Reed Beds SSSI just south of the town. Yet when about 1,100 properties flooded in July 2007, the rivers were not the cause. Surface water ran down from the higher ground at Cold Ash and Bucklebury after very heavy rain. If your house was affected or sits in a dip, tell us at survey. We will look carefully at door thresholds, drainage and how the new frame meets the ground, and you can check your address on the Environment Agency’s flood map.

Our recommendations for Thatcham homes

Thatcham conservation area and West Berkshire Council

West Berkshire Council is the planning authority. It designated the Thatcham Conservation Area in 1980, covering the historic centre, and the nearby village of Bucklebury has its own conservation area. If your home is in a conservation area, is listed or is a flat, check with West Berkshire Council before placing an order. Flats have no householder permitted development rights, and you will normally need the freeholder’s consent as well. Our guide to planning permission for replacement windows sets out the basics.

How a Thatcham job runs

  1. Free survey. We visit, measure each opening, check access and talk through colours, glass and handles.
  2. Written quote. Aluminium windows start from Β£400. Our double glazing cost guide explains what affects the price.
  3. Fabrication. Aluminium frames are made in Fifield, with lead times from 10 days.
  4. Fitting. Our own installers travel over, take out the old frames, fit and seal the new ones, and tidy up.

Your installation is covered by a 10-year guarantee. Inspired Glazing is a listed Reynaers at Home installer partner and holds Constructionline Silver.

Commons to the south

Thatcham parish stretches further than many people expect. It includes the eastern ranges of the former RAF Greenham Common airfield and Crookham Common, which were restored to heathland and reopened to the public in 2000, along with the villages of Crookham, Henwick and Colthrop. Homes on that southern side sit between the town, the reed beds and open common, while Cold Ash and Bucklebury rise on the higher ground to the north. We survey each property individually, because a house on the slope towards Cold Ash and one near the canal can need quite different door details.

Frequently asked questions

Our Thatcham house flooded in 2007. Does that affect new doors?

It can. Thatcham's 2007 flooding came mainly from surface water running off higher ground at Cold Ash and Bucklebury. If your home was affected, tell us at survey. We will look at the threshold height, the drainage outside each door and how the frame sits on the sill, so the new door is installed to suit the ground conditions.

Is Thatcham too far from Fifield for you?

No. Thatcham is roughly 35 miles away by road, around 40 to 45 minutes along the M4. We have no local branch, so our surveyor and fitters travel from Fifield, where we also make our aluminium frames. The same team handles your job from the first measurement to the final clean-up.

Do I need permission for new windows in Thatcham's old centre?

If you live in the Thatcham Conservation Area, in a listed building or in a flat, you should check first. West Berkshire Council is the planning authority and can confirm what applies to your property. Check with West Berkshire Council before ordering, and we will flag anything we notice during the survey.

Which windows suit a 1970s Thatcham semi?

Most 1960s and 1970s semis in Thatcham suit UPVC casements in the Selecta Advance 70 system, which are cost-effective and come in white, colours and woodgrain. If you want slimmer frames and more glass, our aluminium windows, led by the Reynaers SlimLine 68, are the alternative. We quote both after a free survey.

How long does installation take?

Once you approve the quote and final measurements, our aluminium frames are made in our Fifield workshop with lead times from 10 days. Fitting time then depends on how many openings there are. We agree the installation dates with you in advance and our own team carries out the work, removing old frames as they go.
