England’s big village, and its old core
Kidlington sits between the River Cherwell and the Oxford Canal, about five miles north of Oxford, and has long been described as one of the largest villages in England. Its population grew from about 1,300 in 1901 to around 13,600 at the 2021 Census. That growth explains most of the housing you see today.
The oldest part is around St Mary the Virgin, the Grade I listed church with the tall spire known as Our Lady’s Needle, and the streets near it, which still hold Georgian houses, the 1671 almshouses and the Tudor rectory. In the 1920s and 1930s houses spread along the main road, now the A4260. The village was built up as a garden city shortly before the Second World War, and many estates followed after 1945 behind that ribbon of roadside houses.
Planning: Cherwell District Council
Kidlington’s conservation area covers Church Street, the High Street, The Rookery and Crown Road, along with Langford Lane Wharf on the canal. It was first designated in 1991 and reviewed in 2009. Cherwell District Council handles planning here. If your home is inside that boundary, or is listed, check with Cherwell District Council before replacing windows or doors. We do not make timber windows, so where the council expects timber we will tell you plainly.
For the many houses outside the conservation area, like-for-like replacement windows are normally permitted development. Flats are different: they have no householder permitted development rights, and leaseholders need the freeholder’s consent. Our guide to planning permission for replacement windows explains more.
Which products fit which Kidlington homes
Interwar roadside houses
For the 1920s and 1930s houses along the main road, including any with bay windows, our aluminium windows, led by the Reynaers SlimLine 68 outward-opening casement, give slim frames that suit period proportions, with Cortizo and Alunet aluminium as alternatives.
Post-war estates
For the estates built after 1945, UPVC windows and doors in the Selecta Advance 70 system are a dependable replacement, available in white and woodgrain. A composite door is a strong, low-maintenance choice for the front.
Back of the house
If you are opening up a kitchen or replacing tired French doors, we fit Reynaers ConceptPatio 130 sliding patio doors and Smart Visofold or Cortizo bifold doors. We also build conservatories, orangeries, porches and roof lanterns.
Living beside the airport and the railway
London Oxford Airport is in Kidlington and has hosted a pilot training school since 1962, while Oxford Parkway station, opened in 2015 at Water Eaton, has made the village an easy commute to London. If aircraft or traffic noise is something you notice in particular rooms, tell us at the survey. We can talk through the glass options for those rooms and make sure the frames are properly sealed, since a poor fit lets in as much noise as thin glass.
Around Kidlington
We cover the surrounding villages too, including Yarnton, Begbroke, Gosford, Water Eaton and Thrupp. For neighbouring towns, see our pages for Oxford, Bicester and Witney.
Our process, step by step
It begins with a phone call or a few WhatsApp photos. We then book a free survey at a time that suits you, measure every window and door, and bring samples of frames, colours and hardware. You get a written quote. Aluminium windows start from £400, and our double glazing cost guide shows what affects the total. Once you approve, aluminium frames are fabricated in our Fifield workshop, with lead times from 10 days. The fit is carried out by our own installers, not subcontractors, and is covered by a 10-year guarantee.

Frequently asked questions
Is Kidlington covered by a conservation area?
Part of it is. Cherwell District Council's conservation area covers Church Street, the High Street, The Rookery and Crown Road, plus Langford Lane Wharf. It was designated in 1991 and reviewed in 2009. If your house is inside the boundary or is listed, check with Cherwell District Council before replacing windows or doors.
How far do you travel to Kidlington?
We travel from our workshop at Coningsby Farm in Fifield, near Windsor. Kidlington is roughly 45 to 50 miles away by road, usually about an hour's drive via the M40. We do not have a local showroom, so we bring samples to your home, and the same team handles both the survey and the installation.
Can you replace bay windows on a 1930s house?
Yes. We measure each facet of the bay carefully and can make aluminium frames, including the Reynaers SlimLine 68, or fit UPVC in the Selecta Advance 70 system. Our surveyor will also check the bay's structure, since some older bays rely on the frames for support.
Do I need planning permission for new windows in my Kidlington flat?
Possibly. Flats do not have householder permitted development rights, so replacement windows may need planning permission from Cherwell District Council. Most leases also require the freeholder's consent. Ask your managing agent and the council before you order. We can provide specifications and drawings to support your requests.
What is your lead time for windows in Kidlington?
Lead times start from 10 days after the survey measurements are approved, because we fabricate aluminium windows in our own Fifield workshop. Sliding doors, bifolds and special colours can take longer. We confirm a realistic installation date when you order, and our own team carries out the fitting.
