Railway suburbs and bypass semis
Much of the borough was shaped by transport. Surbiton grew up after its station opened in 1838, when Kingston rejected the main line; the new town on the hill was at first nicknamed Kingston-upon-Railway. It gained grand Victorian townhouses and churches, then Edwardian streets and later Art Deco courts. New Malden followed the 1846 railway with two- and three-bedroom terraces north of the station.
The Kingston bypass, now the A3, opened in 1927 and set off a second wave. Tolworth is mostly low-density 1930s semi-detached houses, and New Malden spread south of the bypass, with larger detached and semis built in the 1930s and 1940s towards Coombe Hill. Many of those houses still have original-pattern bays or tired early replacement windows.
Conservation areas in the Royal Borough
The Royal Borough of Kingston upon Thames is the planning authority. It lists 26 conservation areas, including Kingston Old Town, Riverside North and Riverside South, Surbiton Town Centre, Surbiton Hill Park, The Groves, Fairfield/Knight’s Park, Coombe Hill, Kingston Hill and Old Malden. One Article 4 direction published by the council covers demolition at two lodges on Kingston Hill rather than windows, but conservation areas, listed buildings and flats bring their own rules. Flats have no householder permitted development rights. If you live in a conservation area, check with Kingston Council before ordering. For background see our guide to planning and replacement windows.
Which products we recommend
Victorian houses in Surbiton. Slim profiles matter on these elevations. The Reynaers SlimLine 68, an outward-opening casement, leads our aluminium window range, with Cortizo and Alunet options. We do not make timber windows or doors; check with the council if your house is in a conservation area and timber is the expected material.
1930s semis in Tolworth, Berrylands and New Malden. UPVC windows in the Selecta Advance 70 system handle bays well and come in woodgrain or colours. A composite door finishes the porch.
Gardens and riverside homes. Reynaers ConceptPatio 130 sliding doors suit wide river or garden views. Smart Visofold and Cortizo bifold doors open a kitchen extension fully, and we build conservatories, orangeries and roof lanterns. Near the Thames, check the Environment Agency flood map before planning garden-level openings.
Secondary glazing, porches, garage doors, fascias and soffits, and blinds and shutters are also available.
Coombe, Kingston Hill and larger houses
The north-east of the borough is different again. Coombe Hill, Coombe Wood, Coombe House and Kingston Hill are all conservation areas, with large houses on generous plots. These homes often suit wide sliding or bifold doors across the back and slim aluminium windows to the front, but the scale of the glazing means structural openings, lintels and access need checking early. We look at all of that at the survey and explain it in the quote, and we can produce drawings if Kingston Council needs an application. Old Malden, with its St John’s and Plough Green areas, is another conservation area where it is worth checking before you order.

Frequently asked questions
Do I need planning permission for windows in a Surbiton conservation area?
It depends on your property. Kingston has 26 conservation areas, including Surbiton Town Centre, Surbiton Hill Park and The Groves. Houses usually keep some permitted development rights, but listed buildings and flats do not, and conservation areas have extra controls. Check with the Royal Borough of Kingston before ordering. We can supply drawings for an application.
What windows suit a 1930s semi in Tolworth?
Tolworth is largely low-density 1930s semi-detached housing built after the Kingston bypass opened in 1927. UPVC windows in the Selecta Advance 70 system handle the typical bays well, in white, colours or woodgrain. If you want slimmer frames or a dark finish, our aluminium windows start from 400 pounds each.
How far is Kingston from your workshop?
Our workshop is at Fifield, near Windsor, roughly 20 to 24 miles from Kingston by road. The drive is typically around 45 minutes to an hour. We have no Kingston office. Our own team travels from Fifield for the survey and the fitting, and the same company makes your aluminium frames.
Can you fit sliding doors on a riverside flat in Kingston?
We can survey and quote for Reynaers ConceptPatio 130 sliding doors. Flats have no householder permitted development rights, so planning permission may be needed, particularly in the Riverside conservation areas, and your freeholder must usually agree. Check with Kingston Council and your managing agent first, and look at the flood map for garden-level openings.
How long does installation take after I order?
Our aluminium windows and doors are made in our own Fifield workshop, with lead times from 10 days. The exact time depends on the products, colours and glass you choose. Once frames are ready we agree an installation date, and our own fitters complete the work, with a 10-year guarantee.
