uPVC Conservatories in Bray

Inspired Glazing designs and builds uPVC conservatories in Bray from our base at Coningsby Farm in Fifield, which lies within the parish itself. That means a short drive for surveys and fitting, one team from base to roof, and a 10-year guarantee on the finished room. Whether you want a small lean-to off a cottage kitchen or a large garden room behind a detached riverside house, we will design it around how you live.

Choosing a style for a Bray property

Village cottages, Holyport’s houses around the green, semis on the edge of Maidenhead and spacious Green Belt homes near Oakley Green each suggest a different shape. Our conservatories page shows the full range; the main choices are below.

Classic shapes

Shapes for tight or wide plots

Under a low cottage eaves, lean-to conservatories with a shallow mono-pitch roof are often the only shape that fits. On larger houses, combined plans create distinct zones: T-shaped conservatories project a central section into the garden, L-shaped conservatories wrap around a corner, and P-shaped conservatories join a lean-to run with a rounded end for a dining and lounge layout.

Roofs: solid, glass or polycarbonate

The roof decides how the room feels in July and January. Solid roof conservatories use an insulated, tiled roof that keeps the space usable all year and can include roof lights. Glass roof conservatories use modern solar-control glazing for maximum daylight, ideal if you want to look up at the trees. Polycarbonate roofs are the lightest option but the least effective at keeping heat and noise out. If your existing room is too hot or cold, a replacement conservatory roof can transform it without rebuilding the walls.

Building near the Thames

Parts of Bray sit in the Thames floodplain, so ground conditions and drainage matter. Our conservatory bases page covers foundations, damp-proofing and levels. Where a site is in a flood zone, check with the Royal Borough of Windsor and Maidenhead early, because extra flood-risk information may be needed with any application.

Planning permission and Building Regulations

A conservatory counts as a home extension. According to the Planning Portal, a single-storey rear extension can usually go up to 3m beyond the original rear wall of a semi or terrace, or 4m on a detached house, without planning permission, with a maximum height of 4m and eaves no higher than 3m within 2m of a boundary. Side extensions must be single storey and no wider than half the original house, and extensions may not cover more than half the land around it. These rights do not apply to flats or maisonettes.

Bray Village, Holyport and Maidenhead Riverside are conservation areas, and much of the parish is Green Belt, so check with the Royal Borough of Windsor and Maidenhead before you commit. Bray owners can find the full rules on our planning permission for conservatories and porches page. Building Regulations normally do not apply if the room is at ground level, under 30 square metres, separated from the house by external-quality doors or windows, has independent heating with its own controls, and meets glazing and electrical rules. Knocking a new structural opening through to the house, however, is not covered by that exemption.

Frames, colours and doors to the garden

Frames come in white, woodgrain foils and dual-colour combinations, such as anthracite outside with white inside. For access to the lawn, choose French doors, sliding patio doors, or Smart Visofold and Cortizo aluminium bifold doors.

Orangeries and porches too

If you prefer something more like an extension, an orangery uses brick piers and a flat perimeter roof with a central lantern. For the front of the house, our porches add a dry spot for coats and post and suit cottages and semis alike. A roof lantern can also bring daylight into a dark flat-roofed kitchen extension, and we fit blinds and shutters to control glare once the new room is finished.

Frequently asked questions

Can I build a conservatory on a Green Belt home in Bray?

Permitted development rights still apply to most houses in the Green Belt, so a modest single-storey rear conservatory is often possible without an application. Larger rooms, or homes in Bray Village, Holyport or Maidenhead Riverside conservation areas, may need more scrutiny. Check with the Royal Borough of Windsor and Maidenhead before ordering, and we will supply the drawings.

Is a solid roof better than glass for a Bray garden room?

It depends on orientation and use. A solid, insulated roof keeps temperatures steadier and suits a room you want to use daily all year. A modern solar-control glass roof keeps more daylight, which many owners of tree-lined plots near the river prefer. We can show both on the same design so you can compare.

My home is near the river. Does that affect the base?

It can. Ground near the Thames may be softer or more prone to water, so we look at levels, drainage and the depth of foundations at survey. If the property sits in a flood zone, raise it with the council early, as additional flood-risk information may be needed if your conservatory needs planning permission.

What conservatory suits a small cottage in Bray village?

A lean-to is usually the best fit because its shallow roof slips under low eaves and first-floor windows. A compact Victorian can also work where there is a little more height. A woodgrain foil softens the frames against old brickwork, and French doors keep the garden connection without taking up floor space.

How quickly can you build a conservatory in Bray?

Lead times run from 10 days once the design and any approvals are in place. The base goes in first, then the frame, roof and glazing. Our workshop is in Fifield, inside Bray parish, so we are never far away during the build. We give you a clear timetable at the survey.
