Two Caterhams, two kinds of housing

Caterham is really two places. Caterham on the Hill is the older village, with listed buildings along Hill Street and Church Hill and a higher share of houses: detached, semi-detached and terraced. Caterham Valley grew up after the railway arrived in 1856 and now holds the town centre, with many Victorian and later homes and noticeably more flats.

The Hill also has two large redevelopments. The former Foot Guards depot at Caterham Barracks closed in 1995 and became housing, and most of the old Caterham asylum site has been rebuilt as homes too. So a typical week of Caterham surveys might include a Victorian villa in the Valley, a 1930s semi on the Hill and a newer house near the old barracks.

In the Valley, with its mix of flats and older villas, replacing the windows of a single flat within a converted house or block is a frequent situation. Up on the Hill, family houses often still have first-generation UPVC, a tired front door or a dated rear room that could open to the garden with a sliding or bifold door.

Planning in Caterham: who to ask

Planning is handled by Tandridge District Council. The Caterham Barracks Conservation Area was designated in 1996 and includes the Grade II listed Chapel of St Michael the Archangel. Nearby there are conservation areas at Chaldon and, across the London boundary, at Kenley. If your property is inside one of these, or is listed, check with Tandridge District Council before ordering. From 1 April 2027 Tandridge becomes part of the new East Surrey unitary council.

Flats in the Valley are a common case. Flats do not have householder permitted development rights, so you will normally need the freeholder’s agreement and possibly planning consent. Our replacement windows planning guide covers the questions to raise.

Hilltop weather and the North Downs

Caterham sits on the North Downs, on chalk and clay, and the North Downs Way runs along the southern edge of the Valley. Homes on higher ground catch more wind than those in town, so well-sealed frames and good glass make a real difference to draughts. Much of the downland countryside south of the town lies in the Surrey Hills National Landscape.

Our range for Caterham homes

Victorian and Edwardian houses in the Valley: woodgrain-finish UPVC windows on the Selecta Advance 70 system give a traditional look without timber maintenance. We do not make timber windows.

1930s and post-war semis on the Hill: aluminium windows such as Reynaers SlimLine 68, an outward-opening casement with slim frames, or Cortizo and Alunet alternatives.

Rear extensions and garden views: Reynaers ConceptPatio 130 sliding doors make the most of a view over the downs, while Smart Visofold and Cortizo bifold doors open the room fully in summer.

Entrances and add-ons: composite doors, porches, conservatories and roof lanterns, plus fascias, soffits and guttering when the roofline needs attention too.

We also work in Oxted and Croydon, and further south in Horley. See our Surrey windows and doors page for the wider county.

What it costs and how long it takes

Aluminium windows start from £400. Lead times start from 10 days because we make the frames ourselves in Fifield. Every installation carries a 10-year guarantee. Our double glazing cost guide explains how size, glass and colour change the price. We are a listed Reynaers at Home installer partner and Constructionline Silver.

Frequently asked questions

Is there a conservation area in Caterham?

Yes. Tandridge District Council designated the Caterham Barracks Conservation Area in 1996, covering part of the former Guards depot on the Hill, including a Grade II listed chapel. Chaldon nearby also has a conservation area. If you live in either, check with Tandridge District Council, or the East Surrey council from April 2027, before replacing windows.

Can I replace the windows in my Caterham Valley flat?

Usually yes, but get the freeholder's or managing agent's written consent first, because flats have no householder permitted development rights and leases often set rules on window style. Planning permission may also be needed, so check with Tandridge District Council. Once approved, we survey, make the frames in Fifield and fit them ourselves.

Will new double glazing help with wind on Caterham on the Hill?

Homes on high ground on the North Downs tend to feel the wind more, and old frames with worn seals let draughts through. New, properly fitted frames with modern sealed units cut draughts considerably. Our surveyor will check each opening and recommend suitable glass and frame options for exposed elevations.

How far is Caterham from your workshop?

Caterham is roughly 40 miles from our Fifield workshop near Windsor by road, usually between 50 minutes and an hour via the M25, depending on traffic. We have no local office or showroom, so our surveyor and installation team travel over from Fifield for every survey and fitting day.

What is the cheapest way to replace old windows in Caterham?

UPVC on the Selecta Advance 70 system is generally the most budget-friendly option, while aluminium windows start from £400 each. Price depends on size, glass, colour and opening type. A free survey gives you a written quote for your home, and our double glazing cost guide explains the main factors.
