Garden rooms for Chilterns homes

The parish has more bungalows than average, along with interwar and post-war houses and larger detached homes in Jordans. Bungalows and cottages usually suit a low lean-to conservatory that sits below the eaves, while detached houses can take something larger.

A small conservatory can make a garden room for reading or plants, while a large conservatory can become a dining room or family space.

Picking a roof

The roof sets how comfortable the room will be. Solid roof conservatories are insulated and have a plastered ceiling, so they feel like part of the house. Glass roof conservatories let you see the sky and the Chiltern hillsides, and solar-control glass cuts glare. Polycarbonate is the lightest option but is less comfortable in hot and cold weather. If your current roof is no longer comfortable, we fit replacement conservatory roofs.

Orangeries, with a solid perimeter and a central roof lantern, suit larger houses. We also build porches to protect front doors from the weather.

Ground conditions in the Misbourne valley

The River Misbourne runs through the parish, and some meadows beside it fall within Flood Zones 2 and 3. Chalk and clay soils also vary across the area. Our surveyor checks the ground, drainage and nearby trees, and our conservatory bases page explains how we build the footing.

Planning permission and the Chilterns National Landscape

A single-storey rear conservatory is usually permitted development under the Planning Portal guidance if it projects no more than 3m from the original rear wall of an attached house, or 4m for a detached house, and stays under 4m in height. Eaves within 2m of a boundary cannot exceed 3m, and extensions cannot cover more than half the land around the original house.

The Chilterns National Landscape and the two conservation areas count as designated land. There, side extensions always need planning permission and the larger prior-approval depths of 6m or 8m are not available. Much of the parish is also Green Belt, so check with Buckinghamshire Council before you commit. Our guide to planning permission for conservatories and porches goes further.

Building Regulations do not usually apply if the conservatory is single storey, at ground level and under 30 square metres, separated from the house by external walls, doors or windows, with its own heating and controls, and its glazing and electrics comply. Knocking through into the house, however, requires Building Regulations approval.

Single-storey living and easy access

Bungalow owners often want a conservatory that works without steps. Where the ground allows, we set the floor level close to that of the house and fit low-threshold doors, so the room is easier to use with a walking aid or a wheelchair. Wide French or sliding doors make it simple to reach the garden.

Views over the valley

Many gardens here look across fields or down towards the Misbourne, so placing the conservatory to frame that view is worth some thought. Glazing down to a low dwarf wall, or full-height glass on the garden side, makes the most of it, while a solid roof keeps the room comfortable.

Colours and doors

Frames come in white, woodgrain foils or dual colour, such as grey outside and white inside. For garden access, choose uPVC French doors, a sliding patio door, or aluminium bifolds from Smart Visofold or Cortizo.

Frequently asked questions

Does the Chilterns National Landscape limit conservatories in Chalfont St Giles?

It limits some options. In the National Landscape, side extensions always need planning permission and the larger prior-approval rear depths are not available. A modest rear conservatory within the 3m or 4m depth and 4m height limits can still be permitted development. Check with Buckinghamshire Council for your address, and we will design within the rules.

What is the best conservatory for a Chalfont St Giles bungalow?

A lean-to usually suits a bungalow best, because the low, single-slope roof sits neatly below the eaves. An Edwardian design with a shallow pitch can also work where there is enough height. We measure the eaves and fascia carefully at survey so the new roof clears gutters and windows.

Can you build near the River Misbourne?

Yes, but low-lying ground near the river needs extra care. Some meadows beside the Misbourne are in Flood Zones 2 and 3. Our surveyor assesses the soil and drainage and may recommend deeper footings or extra damp-proofing. If planning permission is needed, the council may ask for a flood risk assessment.

Do you replace old conservatory roofs?

We do. If your conservatory frames and base are sound, we can replace an old polycarbonate or glass roof with an insulated solid roof or modern glass. This makes the room far more comfortable through the year. We check that the structure can take the extra weight before we recommend it.

Can I have a conservatory in woodgrain?

Yes. Woodgrain foils give uPVC frames a timber look that suits cottages and older houses in the village. You can also choose dual colour, with a woodgrain or grey outside and white inside. We bring samples to the survey so you can compare them against your brickwork.
