Which conservatory suits an Egham home?
Egham’s houses range from Victorian and Edwardian terraces near the station to interwar semis around Thorpe Lea and larger detached homes on the edges of town. A terrace with a narrow garden usually suits a lean-to conservatory, which runs along the back wall with a single slope. Semis often have room for a square Edwardian design, while bigger plots can take an L, T or P shape.
A guide to styles
- Victorian conservatories have a multi-faceted bay front and pitched roof, which pairs well with period brickwork.
- Edwardian conservatories have a flat front and square corners, making them easy to furnish.
- Regency and Elizabethan styles adapt these classic layouts with different roof profiles and decorative detailing.
- Gable conservatories have a vertical front that gives a tall, bright interior.
- L-shaped conservatories turn a corner and create two zones in one room.
- T-shaped conservatories send a central bay out towards the lawn, flanked by a wing on each side.
- P-shaped conservatories combine a lean-to with a Victorian end, ideal for larger homes.
Small conservatories can be a home office or a place for morning coffee, while large conservatories become a second living room.
Roof options compared
Polycarbonate keeps costs down but lets in more noise and heat. Glass roof conservatories are brighter and quieter, with self-cleaning and solar-control options. A solid roof conservatory with insulated, tiled panels makes the room feel like part of the house and keeps temperatures steadier.
If your current conservatory is unusable for half the year, a replacement conservatory roof may solve the problem. For a more substantial look, orangeries use brick or rendered piers and a flat perimeter roof around a central roof lantern.
Building on Thames Valley ground
Parts of Egham are low-lying and close to the Thames, and Runnymede has seen flooding after exceptional winters. That makes it sensible to plan floor levels, drainage and foundations carefully. Our page on conservatory bases explains how we prepare the ground.
Permitted development and planning permission
The Planning Portal sets out permitted development rules for single-storey extensions, which include conservatories. On the rear, an attached house can usually extend 3 metres beyond the original rear wall and a detached house 4 metres, with a maximum height of 4 metres. Within 2 metres of a boundary the eaves height is capped at 3 metres. A conservatory must not be forward of the principal elevation or a side elevation facing a highway, and all extensions together can cover no more than half the land around the original house. Prior approval can extend the rear allowance to 6 or 8 metres outside designated land.
Egham, Egham Hythe, Englefield Green and Thorpe are all conservation areas, which count as designated land, so side conservatories there need planning permission. Check with Runnymede Borough Council, which will be replaced by the new West Surrey Council in April 2027. Our guide to planning permission for conservatories and porches explains the process.
Building Regulations exemption
A conservatory is usually exempt if it is single storey and at ground level, smaller than 30 square metres, separated from the house by external-quality walls, doors or windows, with its own heating and independent controls, and glazing and fixed electrics that meet the regulations. Should you want to knock through from your Egham kitchen or lounge, that new opening must be approved.
Finishes and garden doors
Frames come in white, woodgrain foils, or dual colour with a different shade on each face. Garden doors can be French doors, a sliding patio door, or an aluminium bifold from the Smart Visofold or Cortizo ranges. We can also add blinds.
Porches
A porch keeps weather out of the hallway. Under permitted development it can have a footprint of up to 3 square metres and a height of up to 3 metres, as long as it is at least 2 metres from any boundary next to a highway.

Frequently asked questions
Can I build a conservatory in an Egham conservation area?
Often you can, but the rules are tighter. Conservation areas are designated land, so side conservatories need planning permission and the larger prior approval route for deep rear extensions does not apply. A modest room at the back of the house can still qualify as permitted development. Check with Runnymede Borough Council first, and we can prepare drawings for an application.
Is it safe to build a conservatory near the Thames in Egham?
Yes, with proper planning. On low-lying plots we look closely at floor levels, drainage and foundations, and we recommend checking the Environment Agency flood map for your address. Mention any history of flooding at survey. A well-designed base and suitable threshold details help protect the room and the house.
Which conservatory style suits an Egham Victorian terrace?
A lean-to or a compact Victorian design usually works best, because terrace gardens are often narrow. A lean-to sits neatly against the rear wall, while a Victorian bay front echoes the period of the house. Woodgrain or dual colour frames can help the new room blend with older brick and joinery.
Will the Surrey council changes affect my conservatory plans?
Runnymede Borough Council becomes part of the new West Surrey Council from April 2027, so the authority handling planning and building control will change. The national permitted development rules stay the same. If an application spans the changeover, check with the council about where to submit it and who your contact will be.
What doors can I have from my conservatory into the garden?
French doors are a classic choice and open fully from the centre. Sliding patio doors save space because they do not swing. For a wider opening, aluminium bifolds from the Smart Visofold or Cortizo ranges fold right back. We help you choose based on the garden layout and how you use the room.
