Garden rooms for Eton’s mixed housing
Eton’s gardens are often long and slim behind the older terraces, while Eton Wick has more interwar and post-war semis with wider plots. That variety shapes the design. A slim lean-to conservatory fits beneath a first-floor window on a terrace, while a semi with room to spare can take a faceted room or a wider rectangle.
- Victorian conservatories have a rounded, multi-faceted front; our Victorian conservatories page shows three- and five-facet layouts.
- Edwardian conservatories are square or rectangular and use every metre of floor; see Edwardian conservatories.
- Regency and Elizabethan styles borrow those footprints with a more formal roof line or detailed ridge.
- Gable conservatories keep the front upright, which suits a tall rear wall and lets in more light.
- Combination shapes, including L-shaped, T-shaped and P-shaped conservatories, wrap a corner or project into the garden to create two zones.
Roof options: solid, glass or polycarbonate
Your roof choice governs whether the room is usable in both July and January. Solid roof conservatories are insulated and plastered inside, so they behave like a proper room. Glass roof conservatories keep the open-sky feel, and modern solar-control glass cuts glare. Polycarbonate is the lightest and simplest option, though it is noisier in rain and in the path of low aircraft. If you already have a tired polycarbonate roof, our replacement conservatory roofs service keeps the frames and changes the top.
We also build orangeries, with a deeper flat perimeter and a roof lantern, and front porches that give a terrace door a weatherproof lobby.
Foundations on the Thames floodplain
Riverside Eton and much of Eton Wick sit in Flood Zones 2 and 3, and the Thames gravels can hold groundwater near the surface after a wet winter. That makes the base just as important as the frames. We check ground conditions at survey, design the floor level and damp-proofing to suit, and explain our approach on the conservatory bases page. A flood risk assessment may be requested if planning permission is needed.
Is planning permission needed for a conservatory in Eton?
Many conservatories fall under householder permitted development, as long as they meet the Planning Portal limits. A single-storey rear extension can project up to 3m from the original rear wall of a semi or terrace, or 4m for a detached house, with a maximum height of 4m. Within 2m of a boundary, eaves cannot exceed 3m, and extensions may not cover more than half the land around the original house.
The central part of Eton is a conservation area, which counts as designated land: side extensions there always need planning permission, and the larger prior-approval depths do not apply. Check with the Royal Borough of Windsor and Maidenhead before committing. Our guide to planning permission for conservatories and porches goes into more detail.
Building Regulations normally do not apply if the conservatory is single storey, at ground level and under 30 square metres, is separated from the house by external-quality walls, doors or windows, has its own heating with separate controls, and its glazing and fixed electrics comply. Removing that separation, such as knocking through a wall, needs Building Regulations approval.
Frame finishes and garden doors in Eton
Frames come in white, woodgrain foils or dual colour, with a different shade outside from inside, so a grey exterior can sit alongside white indoors. In the conservation area, a quieter finish such as white or a soft woodgrain often sits better against old brick than a harsh modern shade, though the choice is yours unless the council says otherwise. A dwarf wall in matching brick also helps the new room look as though it has always been there. For the garden opening, choose uPVC French doors, a sliding patio door, or aluminium bifolds from Smart Visofold or Cortizo when you want the whole side to open.
What will it cost?
Size, roof type, glass and base all move the figure. Our conservatory cost guide explains the main factors, and the survey turns them into a fixed written quote.

Frequently asked questions
Can I build a conservatory in the Eton Conservation Area?
Often yes, but with more checks. Conservation areas are designated land, so a side conservatory always needs planning permission and the larger prior-approval rear depths are not available. A modest rear conservatory may still be permitted development. Speak to the Royal Borough of Windsor and Maidenhead before ordering, and we will draw the design to suit their advice.
Is a solid roof better than glass for an Eton conservatory?
That comes down to how you plan to use the space. A solid roof keeps heat in during winter and blocks summer glare, so the space works as a living room or study all year. A glass roof keeps more daylight and a sense of openness. If aircraft noise bothers you, a solid roof is noticeably quieter than polycarbonate.
Does the floodplain affect building a conservatory in Eton Wick?
It affects the base design rather than ruling a conservatory out. Much of Eton Wick is in Flood Zones 2 and 3, and groundwater can sit high after wet weather. We assess the ground at survey, set the floor level and damp-proofing accordingly, and if planning permission is needed the council may ask for a flood risk assessment.
Can you replace the roof on my existing conservatory in Eton?
Yes, provided the frames and base are sound. We remove the old glass or polycarbonate panels and fit an insulated solid roof or modern glass in their place, often in a few days. We check the frames first, because a new roof adds weight and some older structures need extra support before they can take it.
How small can a conservatory be behind an Eton terrace?
A lean-to can be quite narrow, often just wide enough for a small dining table or a couple of chairs. The main limits are the height of the first-floor windows above, the boundary walls on either side and access for building materials. At survey we measure these points and sketch a size that fits without crowding the garden.
