Egham’s homes, from the High Street to the Hythe
Egham is a mixed town. Census figures for the Egham ward show semi-detached houses and flats as the two most common home types, with a good number of detached and terraced houses too. In practice that means period cottages and shops around the High Street, Victorian and Edwardian streets near the station on the Waterloo to Reading line, interwar semis on the roads leading out of town, and plenty of flats, including student and private lets serving Royal Holloway, whose campus sits about a mile west of the centre.
Each of those needs something different. A landlord with a terrace of student lets usually wants hard-wearing, low-maintenance windows at a sensible price. A family in a 1930s semi near Thorpe Lea may want wide glass to the garden. Someone in a cottage close to the church may need to think about appearance first.
Conservation areas and who decides
Runnymede Borough Council handles planning for Egham. The borough has several conservation areas close to the town, including Egham (the town centre, designated in 1993 and reviewed in 2020), Egham Hythe, Englefield Green (with revised boundaries adopted in December 2023) and Thorpe. If your home is listed, or sits inside one of these areas, check with Runnymede Borough Council before you change the look of your windows or doors.
From 1 April 2027, Runnymede becomes part of the new West Surrey Council under Surrey’s local government reorganisation, so planning contacts may change. Our guide to planning permission for replacement windows covers the general rules, and we will help you gather drawings and specifications if you need to apply.
Living near the river and the M25
Parts of Egham Hythe and the Runnymede meadows have flooded after exceptional Thames Valley winter rain, most recently in the 2013 to 2014 storms. If you live in a low-lying street, ask us about threshold heights when choosing a new back door or patio door, and keep the Environment Agency’s flood information in mind. Homes near junction 13 of the M25 and the A30 often ask for acoustic glass, and a well-sealed double glazed unit makes a real difference to traffic hum.
Which products suit Egham homes
- Victorian and Edwardian terraces: slim aluminium windows such as Reynaers SlimLine 68, an outward-opening casement with narrow sightlines, keep the proportions of a period front.
- 1930s and post-war semis: our UPVC windows on the Selecta Advance 70 system are a good-value way to replace tired frames, with woodgrain finishes if you prefer a timber look.
- Rental and student houses: UPVC or aluminium casements with robust hardware and a composite front door keep maintenance low between tenancies.
- Larger houses towards Englefield Green and Virginia Water: Reynaers ConceptPatio 130 sliding doors or Smart Visofold and Cortizo bifolds open kitchens onto the garden, and conservatories, orangeries and roof lanterns add light.
We do not make timber windows. If a timber look matters, woodgrain UPVC, foiled aluminium or a composite door are the alternatives we offer.
Prices and lead times
Our aluminium windows start from £400, and because we fabricate in Fifield, lead times start from 10 days. Every installation comes with a 10-year guarantee, and we quote in writing after the survey, so there are no surprises on the day. For a fuller picture of what affects the total, read our double glazing cost guide.
How a survey works from Fifield
A surveyor drives over from Fifield, measures every opening, looks at access and parking, and talks through glass, colours and hardware. You get a written quote. Once you go ahead, the frames are made in our workshop and our own fitters come over from Fifield to install them, normally finishing an average house in a few days.
We also cover Egham’s neighbours, including Englefield Green, Egham Hythe, Thorpe, Virginia Water and Old Windsor. If you are across the river or further into Surrey, see our pages for Staines-upon-Thames, Chertsey and Addlestone, or our Surrey windows and doors overview.

Frequently asked questions
Do I need planning permission for new windows in Egham?
Usually not for a house outside a conservation area when the new windows look broadly similar. Flats, listed buildings and homes inside the Egham, Egham Hythe, Englefield Green or Thorpe conservation areas are different. Check with Runnymede Borough Council, which becomes part of West Surrey Council from April 2027, before changing the appearance.
How far is your workshop from Egham?
Our workshop is at Coningsby Farm, Fifield, near Windsor. Egham is roughly 10 miles away by road, usually around 20 to 25 minutes depending on traffic through Windsor or on the M25. The surveyor and the fitting team both travel from Fifield; we do not have a separate Egham showroom.
What windows suit a student let near Royal Holloway?
Landlords tend to choose UPVC casements on the Selecta Advance 70 system or aluminium casements, both of which need little upkeep between tenancies. Restrictors, robust locks and a composite front door are sensible extras. We can survey several properties in one visit and quote them together.
Can you reduce noise from the M25 and A30?
Yes, to a useful degree. Most of the noise gets in through tired seals and gaps around old frames, so new well-sealed double glazing helps on its own. For homes close to the motorway we can quote acoustic laminated glass, which uses panes of different thicknesses to cut more traffic noise.
How quickly can you fit aluminium windows in Egham?
Lead times start from 10 days after the survey and order are confirmed, because we make the frames ourselves in Fifield. Larger jobs, special colours or sliding doors can take longer. Fitting a typical house usually takes a few days, and every installation comes with a 10-year guarantee.
