Britain’s first New Town, and what that means for your windows

Stevenage was designated the UK’s first New Town on 1 August 1946. It was planned as a set of self-contained neighbourhoods: Stoney Hall and Monks Wood were occupied first in 1951, Bedwell followed in 1952, Broadwater and Shephall in 1953, Chells in the 1960s, then Pin Green and Symonds Green. Great Ashby, to the north-east, is newer still and sits in North Hertfordshire district.

That history gives Stevenage an unusually consistent housing stock. Thousands of homes are brick or rendered terraces and semis from the 1950s to the 1970s, many built to similar patterns within each neighbourhood. Typical features include wide living-room windows, small landing windows, and front doors set into simple porches or canopies. A lot of these houses had their first UPVC windows fitted in the 1980s or 1990s, and those frames are now discoloured, draughty or misting between the panes.

The Old Town is different

Along the High Street, Stevenage’s pre-New Town core includes buildings that are centuries old; Tudor House is thought to date from before 1500. Stevenage Borough Council has seven conservation areas: Old Town High Street, Orchard Road, Broadwater, Shephall Green, Symonds Green, Town Square and St Nicholas/Rectory Lane. If your home is listed or inside one of these areas, check with Stevenage Borough Council before you order. Our page on planning permission for replacement windows covers the general position. If you are in Great Ashby, planning is handled by North Hertfordshire District Council instead.

It is worth noticing that the list includes Town Square, the post-war pedestrian centre at the heart of the New Town, so heritage controls here are not only about the oldest buildings. If you own a flat in one of the town’s blocks, remember that flats have no householder permitted development rights and you will normally need the freeholder’s or landlord’s consent before changing windows.

Survey, manufacture and fitting from Fifield

We do not have a branch in Stevenage. Our workshop is at Fifield, roughly 45 to 50 miles away by road and usually around an hour’s drive via the M25 and A1(M). Here is how it works:

  1. A free survey at your home, where we measure every opening and discuss styles and colours.
  2. A written quote; our double glazing cost guide helps you sanity-check it.
  3. Manufacture in Fifield, with lead times from 10 days.
  4. Installation by our own fitters, who travel up for the job and clear away old frames.

Because many Stevenage houses on the same street share a design, neighbours sometimes ask us to survey on the same visit. Just let us know when you book.

Frequently asked questions

Do I need planning permission for new windows in Stevenage?

For most houses, replacing windows with similar-looking ones does not need planning permission. Stevenage has seven conservation areas, including the Old Town High Street and Orchard Road, and listed buildings always need consent. If you live in one of those areas or a flat, check with Stevenage Borough Council first. Great Ashby falls under North Hertfordshire District Council.

How much does it cost to replace windows on a Stevenage semi?

It depends on the number and size of windows and the material. Our aluminium windows start from £400 each, and UPVC is usually the lower-cost option for a full house. We do not publish other prices because every survey differs, so we give you a written, itemised quote after a free survey at your home.

My 1980s UPVC windows are misting up. Do I need new frames?

Not always. Misting between panes means a failed sealed unit, and sometimes the glass alone can be replaced. If the frames are also discoloured, warped, draughty or the hinges are worn, replacing the whole window usually makes more sense. We will look at them during the survey and tell you honestly which option is better value.

Can you fit bifold doors to a New Town house in Stevenage?

Usually, yes, as long as the opening and lintel can support them. Many Stevenage homes have an old patio door at the back that can be widened. We supply Smart Visofold and Cortizo bifolds, and Reynaers ConceptPatio 130 sliding doors if you prefer fewer frames. Structural changes may need building regulations approval, which we will discuss.

How long will I wait for installation in Stevenage?

Lead times start from 10 days after the order is confirmed, because we make aluminium frames in our own Fifield workshop. Our team travels around an hour each way, so we plan fitting days in advance and most houses are finished in one or two days. We confirm your dates in writing.
