Old Benfleet by the creek

South Benfleet grew up on the edge of the Thames marshes, and its oldest buildings cluster at the southern end of the town near Benfleet Creek and the station, which opened in 1855. Castle Point Borough Council’s South Benfleet Conservation Area takes in High Road, High Street, Ferry Road, School Lane and The Close. Inside it are the Grade I listed church of St Mary the Virgin, the Anchor Inn and the Hoy and Helmet, timber-framed cottages on The Close, and Victorian terraces and semis in yellow stock brick at the south end of the High Street.

The area has an Article 4 Direction, made in 1997, that removes some permitted development rights for houses. The council’s management plan also identifies windows and doors as a concern for the area’s character. If you live inside the boundary, check with Castle Point Borough Council before ordering replacement windows or doors, and read our guide to planning and replacement windows.

Thundersley, Hadleigh and the wider town

Thundersley and Hadleigh were joined with South Benfleet in 1929 and share the SS7 postcode. Away from the historic core, most homes are twentieth-century: interwar and post-war semis, bungalows and chalet bungalows, and later estates spreading up the hill from the creek towards Thundersley. Many homes on the higher ground look out over the estuary and Hadleigh Downs, so large glazed openings at the back are popular.

Hadleigh, on the A13 towards Leigh-on-Sea, has its own mix of interwar and post-war housing, with the ruins of Hadleigh Castle overlooking the marshes to the south. Thundersley is quieter and greener, with larger plots and more detached houses and bungalows. Both are areas where a full set of windows and a new front door, done together, is a common request.

Castle Point is due to merge with Rochford and Southend-on-Sea into a South East Essex unitary council from April 2028, under plans announced by the government and subject to parliamentary approval. Until then, Castle Point Borough Council in Thundersley handles planning.

Estuary weather and frame choice

Homes facing the Thames estuary catch more wind and damp air than inland towns. Powder-coated aluminium handles this well with occasional rinsing, and UPVC is easy to wipe clean. We can talk through exposure, hardware and drainage at the survey.

Products for Benfleet homes

We do not make timber windows. In the conservation area, if the council asks for timber, we will tell you, and secondary glazing can be a sensible option for listed cottages.

Areas covered

South Benfleet, Thundersley, New Thundersley, Hadleigh and North Benfleet, plus Canvey Island across the creek. Related pages: Canvey Island, Southend-on-Sea and Rayleigh.

Travelling from Fifield to Benfleet

Our only workshop and office is at Coningsby Farm, Fifield. Benfleet is roughly 72 miles away by road, around an hour and a half via the M25 and A127 or A13 depending on traffic. Because of that, we plan surveys and installations in advance so fitters can make a full day of it. The surveyor measures, discusses styles and shows samples; aluminium frames are then built in Fifield and UPVC or composite products are ordered to size, and our own team fits them, removing and disposing of the old frames. For guide prices see our cost of double glazing page.

Frequently asked questions

Does the South Benfleet Article 4 Direction affect my windows?

It might. The 1997 Article 4 Direction removes certain permitted development rights for houses in the South Benfleet Conservation Area, and the council's management plan treats windows and doors as important to the area's character. Exact controls depend on your property, so check with Castle Point Borough Council before ordering replacements.

Which windows cope best with estuary weather in Benfleet?

Both powder-coated aluminium and UPVC perform well near the estuary if they are looked after. Rinsing frames and cleaning drainage slots a few times a year helps, especially on homes facing the water. At survey we look at exposure on each elevation and recommend hardware and opening types to suit.

Do you cover Thundersley and Hadleigh?

Yes. We cover the whole of Benfleet, including Thundersley, New Thundersley, Hadleigh and North Benfleet, as well as Canvey Island. All work is surveyed and fitted by our own team travelling from Fifield, near Windsor, and visits are booked in advance because of the distance.

Can I get large sliding doors to make the most of an estuary view?

Yes. Reynaers ConceptPatio 130 aluminium sliding doors use large glass panes with slim frames, which suits view-facing rear rooms. Smart Visofold and Cortizo bifolds are the alternative if you want the opening to fold fully back. We measure the opening and check the structure above it at survey.

How much does double glazing cost in Benfleet?

Our aluminium windows start from £400 each, and UPVC is usually the more affordable option. The total depends on how many windows and doors you need, their size, styles and glass. A free survey gives you a written quote, and our double glazing cost guide explains the main factors beforehand.
