Living below the high-tide line

Canvey is reclaimed land. Dutch workers walled off around 3,600 acres from the Thames in the 1620s, and the island still lies below mean high water. The North Sea flood of 1953 killed 58 islanders, many in holiday bungalows on the Newlands estate, and led to new defences; today a sea wall about 15 miles long, with barriers at Benfleet Creek and East Haven Creek, protects most of the perimeter, backed by pumping stations and sluices.

For windows and doors, that setting has two practical consequences. First, homes face wind, salt and damp air off the estuary, so frame finishes and hardware need to cope. Second, ground-floor door thresholds deserve thought, and it helps to tell us at survey if your property has any history of water ingress.

Canvey’s homes

Most of the island’s housing is in the eastern half. Seafront development from the 1930s resort era, a legacy of bungalows that began as holiday homes, council estates built from 1959 for families moving from Dagenham and Walthamstow, and later private estates make up the mix. Bungalows and chalet bungalows are common, which means plenty of wide windows close to the ground and good scope for patio doors and conservatories.

The island’s two surviving 17th-century Dutch cottages, on Haven Road and Canvey Road, are Grade II listed, a reminder that listed building consent applies wherever a building is listed. The Canvey Road cottage is now the Dutch Cottage museum.

Planning on Canvey

Castle Point Borough Council is the planning authority, with Canvey Island Town Council as the local parish council. Flats have no householder permitted development rights, so window changes on flats may need permission and freeholder consent. If you are unsure, check with Castle Point Borough Council, and see our guide to planning and replacement windows. Castle Point is due to become part of a South East Essex unitary council with Rochford and Southend-on-Sea from April 2028, subject to parliamentary approval.

Choosing frames for an estuary island

Aluminium

Our aluminium windows, made in Fifield on Reynaers SlimLine 68 (an outward-opening casement), Cortizo and Alunet, are powder coated and rigid. Rinsing frames and clearing drainage slots a few times a year keeps them looking good near salt air.

UPVC

UPVC windows and doors are a popular, affordable choice for bungalows and semis and are simple to wipe down.

Doors and extensions

Composite front doors give a solid, sealed entrance, and we also supply garage doors, blinds and shutters if you want to finish a room or frontage at the same time. At the back, Reynaers ConceptPatio 130 sliding doors and Smart Visofold or Cortizo bifolds suit garden rooms, and conservatories, orangeries and roof lanterns add space to bungalows.

Areas we cover nearby

We work across the whole island, including Newlands and the area around the old village, and on the mainland in South Benfleet, Hadleigh, Thundersley and Bowers Gifford. See our pages for Benfleet, Southend-on-Sea and Basildon.

How we reach Canvey from Fifield

Our only base is our workshop at Coningsby Farm in Fifield. Canvey Island is roughly 75 miles away by road, usually around an hour and a half via the M25 and A13 or A127 depending on traffic, and access is via the A130 or Canvey Road. Since the island has only those two road links, we allow extra time for traffic on fitting days. We plan surveys and installations in advance around the journey. The surveyor measures, shows samples and checks exposure on each elevation; we then build aluminium frames in our workshop or order UPVC and composite to size, and our own team fits them. See typical prices on our double glazing cost guide.

Frequently asked questions

Are aluminium windows suitable for Canvey Island's salt air?

Yes, with sensible care. Our aluminium windows are powder coated, and rinsing them with fresh water and clearing the drainage slots a few times a year helps them stay in good condition near the estuary. UPVC is also a good choice. At survey we look at how exposed each side of your home is.

Can you fit patio doors on a Canvey bungalow?

Yes. Reynaers ConceptPatio 130 sliding doors and Smart Visofold or Cortizo bifolds are popular on bungalows, which often have space at the back for wide openings. Because Canvey is low-lying, we discuss threshold details at survey, so let us know if your home has ever had water ingress.

Do I need planning permission for new windows on Canvey Island?

For most houses, like-for-like replacement windows fall under permitted development, but flats do not have those rights and listed buildings, such as the Dutch cottages, need consent. Rules vary by property, so check with Castle Point Borough Council if you are unsure before placing an order.

How long does it take you to get to Canvey Island?

Canvey is roughly 75 miles by road from our Fifield workshop near Windsor, around an hour and a half depending on traffic. Because of that, we plan your survey and fitting days in advance. You deal with our own team throughout, with no subcontractors, from survey to installation.

Do you also replace fascias, soffits and guttering?

Yes. Alongside windows and doors we supply and fit fascias, soffits and guttering, which suits bungalows where the roofline is low and easy to reach. Doing them at the same time as your windows can save a second visit. Ask at your free survey and we will include them in your written quote.
