Large houses, big openings

Cobham is a place where detached houses dominate. The 2011 census showed detached homes as the most common type across the village, many of them on private roads and estates around Fairmile and the edges of the village. They range from Edwardian and interwar family houses to modern rebuilds with wide rear elevations, which makes Cobham a natural fit for large-format aluminium glazing. The village also has a share of flats, including apartments created in converted country houses such as Painshill House and Cobham Park.

On houses of this size, window replacement is often part of a wider project: a new kitchen wing, a garden room or a full refurbishment before moving in. In those cases we are happy to work with your architect or builder, supplying sizes, weights and installation details for sliding and bifold doors so that steelwork and floor levels are designed around them. Getting the threshold and the drainage right at that stage avoids costly changes later.

The older core is quite different. Church Cobham grew up around St Andrew’s Church, which dates from the 12th century, and Street Cobham along the old London to Portsmouth road, with historic cottages, former coaching inns and the restored mill on the River Mole.

Conservation areas and planning in Elmbridge

Elmbridge Borough Council handles planning. Locally it has designated the Cobham conservation area, covering the historic Church Cobham core, Cobham (Plough Corner), Downside Village and Stoke d’Abernon. If your home is listed, inside one of these areas, or a flat (flats have no householder permitted development rights), check with Elmbridge Borough Council before choosing new frames. From 1 April 2027 Elmbridge becomes part of the new West Surrey Council, which will take over planning. Our planning guide for replacement windows covers the general rules.

Noise and the river

The A3 runs along the north and west of Cobham and meets the M25 at junction 10, just south-west of the village, so houses close to either road benefit from acoustic glass. The River Mole runs through the village, and homes on lower ground near it should mention any history of flooding at survey so door thresholds can be discussed.

Where we cover

We work in Church Cobham, Street Cobham, Fairmile, Stoke D’Abernon, Oxshott and Downside. Nearby pages include double glazing in Esher, Leatherhead and Weybridge, and our Surrey windows and doors page covers the wider area.

The process from Fifield

The free survey covers every window and door, including structural questions for wider openings such as whether a new lintel or steel is needed. You then receive a written quote; aluminium windows start from Β£400, and the double glazing cost guide explains what changes the total, particularly for large sliding and bifold doors. Aluminium frames are fabricated in our Fifield workshop, with lead times from 10 days. At around 40 minutes away, our own fitters can work consecutive days on bigger houses without long gaps, removing old frames, installing, sealing and tidying as they go.

Every installation carries a 10-year guarantee. We are a listed Reynaers at Home installer partner and hold Constructionline Silver.

Frequently asked questions

Where are you based and how far is Cobham?

Our only workshop and office are at Coningsby Farm in Fifield, near Windsor. Cobham is roughly 25 miles away by road, usually around 35 to 40 minutes via the M25 to junction 10. Our own team travels from Fifield for every survey and installation; we do not have a Cobham showroom.

Is my Cobham house in a conservation area?

Elmbridge has designated conservation areas at Cobham, Cobham (Plough Corner), Downside Village and Stoke d'Abernon. Elmbridge Borough Council, or West Surrey Council from 1 April 2027, can confirm whether your address is inside one and whether consent is needed for new windows or doors.

Can you supply very large sliding doors for a modern Cobham home?

Yes. Reynaers ConceptPatio 130 is our aluminium sliding door system, designed for wide openings with slim frames. Maximum sizes depend on the configuration and glass weight, so we confirm what is achievable at survey. Widening an opening may need structural work and building regulations approval.

Do you make timber windows for period cottages in Church Cobham?

No, we do not make timber windows or doors. For older cottages the options are slim aluminium, woodgrain-finish frames, or secondary glazing where original windows must be kept. In the Cobham conservation area or on a listed building, check with Elmbridge Borough Council before making changes.

How long does it take to fit new windows in a large Cobham house?

It depends on the number and size of openings. A large detached house might take several consecutive days. Aluminium frames have lead times from 10 days after you confirm, and because Cobham is under an hour away, our team can plan a continuous run of fitting days.
