Molesey’s housing story

Much of East Molesey was built after the railway reached Hampton Court in 1849, when low-lying meadows were sold off for housing. Bridge Road and the Old Village keep buildings from the 17th to early 19th centuries, but the commonest period homes are late Victorian and Edwardian semi-detached pairs and short terraces in red brick with slate roofs.

West Molesey grew mostly in the 20th century. In the 1930s a developer sold houses there at very low prices before going bankrupt, and some of those houses still stand. After the war, council housing and concrete system-built homes went up, including along the East and West Molesey border. In the 1960s the Hurst Park racecourse became the Hurst Park estate, with two- and three-storey houses and a riverside block of flats.

Conservation areas: read this before choosing frames

Elmbridge Borough Council handles planning, and East Molesey has several adjoining conservation areas: Bridge Road, Old Village and Kent Town. The council’s character appraisal for Bridge Road is clear about windows. It favours painted timber sliding sashes or side-hung casements on traditional buildings and describes plastic or aluminium as generally unacceptable, especially in prominent positions. It also suggests Article 4 directions could be considered for locally listed buildings.

So if your house is in one of these areas, check with Elmbridge Borough Council before ordering anything. We do not make timber windows. Where traditional timber is required, secondary glazing fitted behind the original windows may be a sensible route, and we will tell you honestly if a job is better suited to a joinery specialist. From 1 April 2027 Elmbridge becomes part of East Surrey Council. See our planning permission guide for more.

Flat land, two rivers

Molesey sits on the flat former floodplains of the Thames and the Mole. It flooded in 1968, and although barriers and overflow channels have been added since, localised flooding can still follow heavy rain. The River Thames Scheme, a programme of new flood channels upstream, is intended to reduce that risk further. In the meantime, ask us about threshold heights and drainage on rear doors, and check the Environment Agency flood map for your street. With reservoirs all around, from Island Barn to Bessborough and Knight, some homes are also open to the wind.

How we handle a Molesey job

Because Molesey is near the far edge of our everyday Surrey area, we group surveys and fitting days to keep travel sensible. A surveyor comes from Fifield, measures every opening, checks access and parking (Bridge Road can be busy), and talks through options. After you approve the written quote, we make the frames at Fifield and our own fitters install them.

We cover East and West Molesey, Hurst Park, Hampton Court, Thames Ditton and Weston Green. Nearby pages include Esher, Kingston upon Thames and Walton-on-Thames, plus our Surrey windows and doors page.

Frequently asked questions

Can I fit aluminium windows in the Bridge Road conservation area?

Often not on traditional buildings. Elmbridge's appraisal for Bridge Road favours painted timber sashes or casements and calls plastic or aluminium generally unacceptable in prominent positions. Check with Elmbridge Borough Council before ordering. We do not make timber windows, but secondary glazing can improve comfort while keeping the originals.

Do you cover both East and West Molesey?

Yes. We work across East Molesey, West Molesey and Hurst Park, plus nearby Thames Ditton, Weston Green and Hampton Court. Molesey is roughly 20 miles from our Fifield workshop by road, typically 35 to 45 minutes, and we plan surveys and fitting days around that journey.

What windows suit a 1930s house in West Molesey?

UPVC casements on the Selecta Advance 70 system are a popular, good-value choice, available in white, colours or woodgrain. If you prefer slimmer frames and a more modern finish, aluminium casements from Reynaers, Cortizo or Alunet are the alternative. The surveyor can show samples of both.

Does flood risk affect my choice of back door in Molesey?

It can. Molesey is flat and flooded in 1968, and localised flooding still happens. We look at threshold heights and drainage when fitting patio, sliding or bifold doors, and aluminium frames tolerate damp well. A door is not flood protection, so follow Environment Agency advice too.

How long does a typical Molesey installation take?

Lead times start from 10 days after you order, because we make aluminium frames ourselves at Fifield. Fitting a typical house takes a few days. Larger sliding doors and special colours can take longer to make. Every installation comes with a 10-year guarantee.
