Big views for river and garden settings
Barnes sits in a loop of the Thames, with The Terrace holding some of London’s oldest riverside housing, a row of Georgian houses started around 1720. Inland, Lonsdale Road and Castelnau have Victorian villas with long rear gardens, and Barnes Common covers around 120 acres to the south. Where the view is the point, whether it is the river, a long lawn or mature trees, a slider gives large panes with a slim meeting line and keeps that view in winter when the doors stay closed.
ConceptPatio 130 in detail
These are Reynaers’ published figures, and we confirm them against your design:
- Maximum vent size of 2,700 mm high by 2,700 mm wide, minimum width 700 mm.
- Up to 300 kg per vent, including fixed panes.
- Uw 1.4 W/mยฒK with 1.0 W/mยฒK glass and warm-edge spacer.
- Tested to PAS 24 and RC2 for burglar resistance.
- Monorail, 2-rail or 3-rail frames, and glazing up to 43 mm thick in the vent.
- Low thresholds, from 4 mm in some layouts.
A 3-rail frame lets two-thirds of the opening slide away, which suits a wide kitchen extension. Our ConceptPatio 130 sliding door guide covers layouts, glass and hardware, and the Reynaers windows and doors page shows how the range fits together.
Where a project suits them better, we can also make Cortizo sliding systems; see our Cortizo windows and doors page.
Planning in Richmond upon Thames
Large parts of Barnes are conservation areas, including Barnes Green and Castelnau, and Richmond has Article 4 directions on several roads, such as Bellevue Road and Ranelagh Avenue. The council has noted that rear elevations are often visible from public places, and that is especially true for riverside houses seen from the towpath. Check with Richmond upon Thames Council before you settle on a design. Our page on planning permission and replacement windows lists what to confirm.
For mansion flats in Castelnau or Riverview Gardens, the freeholder or managing agent normally has to agree to changes to the outside of the building.
Surveys and installation
We are about 19 miles from Barnes, typically 45 minutes to an hour by car. The survey and the installation are both carried out by our own people travelling from Fifield. Lead times run from 10 days after you approve drawings. At the survey we check the carry route for large glass, as side passages between villas can be narrow, and we agree where the delivery vehicle can stop.
Because we fabricate the frames ourselves, we can match the door to your builder’s sill height, structural opening and drainage detail before anything is cut.
Choosing between sliders and bifolds
A sliding door opens only part of the opening but keeps the glass clear of frames. A bifold opens almost the whole width but adds a sightline at each fold. See our sliding vs bifold comparison, or look at our page for bifold doors in Barnes.
Glass for river light and privacy
Large panes facing the Thames or a west-facing garden can bring in a lot of afternoon sun, so solar control glass is often worth considering. Low-iron glass gives a clearer, less green edge on very big panes, and laminated glass adds security on ground-floor openings. We talk through these options with you at survey, along with the glass build-up needed to stay within the vent weight limit for your sizes. If noise from aircraft or the road is a concern, ask us about acoustic glass and we will confirm what suits your opening.

Frequently asked questions
Are sliding doors a good choice for a riverside house in Barnes?
They often are. A slider keeps large panes and slim meeting sections, so the river view stays open even when the doors are shut. ConceptPatio 130 vents go up to 2,700 mm square. If the house is listed or in a conservation area, check with Richmond upon Thames Council before ordering, as rear views from the towpath can matter.
What does a 3-rail sliding door give me?
A 3-rail frame holds three panes that can stack behind one another, so about two-thirds of the opening clears instead of half. Reynaers gives a frame depth of 210 mm for the 3-rail version, compared with 130 mm for monorail and 2-rail. It suits a wide kitchen extension where you want a larger gap to the garden.
How secure are ConceptPatio 130 sliding doors?
Reynaers lists ConceptPatio 130 as tested to PAS 24 and RC2 for burglar resistance. That covers the frame, hardware and glazing working together, so the door must be built and glazed to the tested specification. We fabricate and fit to that specification and talk through laminated glass options if you want extra protection.
Can you work with my architect and builder?
Yes. We regularly work from architects' drawings and coordinate with builders on structural openings, steelwork, floor levels and drainage. Because we fabricate in our Fifield workshop, we can adjust our drawings when the design changes. We send shop drawings for approval before any frames are made.
Do sliding doors let in less air than bifolds?
A slider opens only part of the width, usually a half or two-thirds, so a bifold clears more space on hot days. Many owners find a slider gives plenty of ventilation for a kitchen or living room, with the bonus of bigger panes. If full opening matters most, a folding door may be the better match for you.
