Aluminium Windows in Banstead

We make and fit aluminium windows for homes in Banstead, fabricating every frame in our Fifield workshop near Windsor and sending our own installers to do the fitting. That covers slim casements, tilt and turn windows, picture glazing, Crittall-style screens and aluminium doors, from the old village around the High Street out to Nork, Burgh Heath and Woodmansterne.

Dark grey aluminium windows on a rendered house for homes in Banstead

A downland village that kept its green edges

Banstead sits high on the North Downs, roughly 100 to 125 metres above sea level, on chalk and flint. For most of its history it was farmland noted for wool and, later, for its fresh air. Growth came late: the population rose from about 4,500 in 1891 to more than 11,000 by 1931 and doubled again by 1951. That gives the area a strong inter-war and early post-war character, with low-density semis and detached houses on generous plots, plus flats closer to the centre. Nork, west of the A217 and home to the railway station, leans towards larger detached homes. Open buffers and Metropolitan Green Belt keep Banstead separate from Sutton and Epsom, so many gardens back onto fields, woodland or the Banstead Downs SSSI.

Those long rear gardens are why so many enquiries here are about the back of the house rather than the front.

Which aluminium systems suit Banstead houses

1920s to 1950s semis and detached homes

Our main window here is the Reynaers SlimLine 68, a slim-profile casement that keeps the narrow lines of the steel and timber windows these houses were first built with. Reynaers quotes a window U-value of 1.1 W/mยฒK and PAS 24 plus Secured by Design ratings for its burglar-resistant SlimLine 68 version. Flush casements give a neat, sash-free face to bay windows, and tilt and turn sashes work well on upstairs rooms where you want safe cleaning from inside.

Alternatives and period looks

Cortizo and Alunet aluminium windows are worth comparing if you want a different profile or budget. For homes that once had metal-framed glazing, Crittall-style steel-look aluminium windows bring back thin glazing bars without the cold-bridging of old steel. Inside, the same look works as Crittall-style internal doors between a kitchen and dining room.

Garden doors

For rear extensions facing the garden we fit Reynaers ConceptPatio 130 sliding doors, or Smart Visofold and Cortizo bifold doors if you want the whole opening clear in summer. You can see the full range of aluminium windows and doors we make.

Banstead conservation area and the 2027 council change

Reigate and Banstead Borough Council designated the Banstead conservation area in 1973, covering part of the historic village centre. If your home is inside it, is listed or is locally listed, check with Reigate and Banstead Borough Council before you order. Flats, including the blocks near the High Street, have no householder permitted development rights, so new windows usually need consent from the freeholder and sometimes planning permission too. For the wider rules, read our note on planning permission for replacement windows.

Surrey is being reorganised into two unitary councils from 1 April 2027, subject to Parliamentary approval, with Reigate and Banstead joining the new East Surrey authority. If your project straddles that date, confirm which body will deal with any application.

Road noise, chalk and exposed sites

Homes along the A217 dual carriageway, the A2022 or close to the railway cutting can hear a steady hum. Acoustic laminated glass, or a triple glazed unit with different pane thicknesses, cuts that noticeably; see our sound reducing windows page. On the higher, more exposed roads around Burgh Heath and the Downs, good weather seals and robust hardware matter more than most people expect.

Colours and the uPVC question

Powder-coated aluminium comes in almost any RAL colour, with anthracite grey and black the most requested, and dual colour lets you keep white inside. Browse grey and black windows for ideas. If you are weighing up materials for a 1930s bay, our guide to uPVC or aluminium casement windows sets out the honest trade-offs; we fit Selecta Advance 70 uPVC as well, but aluminium wins on slim sightlines and colour.

Getting from Fifield to Banstead

Banstead is about 24 miles from our workshop as the crow flies, usually 45 minutes to an hour by road via the M25 depending on traffic. We plan surveys and fitting days around that journey so the team arrives early and finishes in one visit where possible. Lead times start from 10 days, and every installation carries a 10-year guarantee. Inspired Glazing holds Constructionline Silver and appears on the Reynaers at Home partner list.

We also cover Nork, Burgh Heath, Woodmansterne, Chipstead, Tadworth and Walton-on-the-Hill. Nearby, see aluminium windows in Leatherhead and Caterham, or our Surrey windows and doors hub.

Frequently asked questions

Do I need permission for aluminium windows in Banstead village?

If your home is in the Banstead conservation area, designated in 1973 for the old village core, or is listed, check with Reigate and Banstead Borough Council first. Outside those cases, like-for-like replacement on a house is usually permitted development. Flats are different: there are no householder rights, so speak to your freeholder and the council.

Are slim aluminium windows right for a 1930s semi in Nork?

Usually, yes. Many Nork and Banstead semis were built with slender metal or timber casements, and the Reynaers SlimLine 68 recreates those narrow lines while adding modern double or triple glazing. Flush casements suit bay fronts well. We will look at each opening during the free survey and suggest the best layout.

How long does it take you to reach Banstead?

Banstead is roughly 24 miles from Fifield in a straight line, typically 45 minutes to an hour along the M25. Because of that drive, we book surveys and installation days carefully, starting early so most homes are completed in a single visit. The same team that measures your windows comes back to fit them.

Can new windows cut noise from the A217?

They can make a real difference. Acoustic laminated glass, or triple glazing with mixed pane thicknesses, reduces traffic noise far better than older units. Reynaers publishes an acoustic rating of up to Rw 47 dB for one SlimLine 68 configuration. Tell us which rooms face the road and we will specify the glass to suit.

Will the Surrey council changes affect my planning application?

From 1 April 2027, subject to Parliamentary approval, Reigate and Banstead becomes part of the new East Surrey unitary council. Applications made before then go to Reigate and Banstead Borough Council. If your timing is close to the changeover, ask the council which authority will decide it, and we will supply drawings for either.
