Bexhill: a resort built on purpose

Bexhill has two hearts. The Old Town on the hill is the original village, with its church and the ruins of a medieval manor house in Manor Gardens. Down by the sea, the 7th Earl De La Warr turned farmland into an exclusive seaside resort, building the sea wall and De La Warr Parade, with large houses and hotels following from around 1890. The modernist De La Warr Pavilion arrived in 1935 and is now Grade I listed.

Today that history shows in the housing. Near the seafront and town centre you find substantial late Victorian and Edwardian villas, many now divided into flats, and purpose-built blocks of flats along the coast. Inland and to the west, Little Common, Cooden and Collington are dominated by twentieth-century detached houses and bungalows, while Sidley to the north has its own high street and terraced streets. Pebsham to the east and the planned Barnhorn Green to the west are where newer homes are going up.

Living with the Channel

Bexhill faces the English Channel head-on. Homes on or near the seafront take salt spray and strong south-westerly winds, which wear hardware and test weather seals. We consider exposure on every survey here and will explain how to look after frames, hinges and door tracks in a coastal setting. A light rinse a few times a year goes a long way. For bungalows a little further inland the issues are gentler, and the focus is usually on warmth, security and easy-to-use handles.

Ease of use matters a great deal in a town with a large retired population. We often talk to Bexhill customers about handle heights, low thresholds that are easier to step over, doors that are light to open and windows that can be cleaned from inside. These small choices make a home easier to live in for years, and they cost little to get right at the design stage.

Our products for Bexhill houses and flats

Edwardian villas and older seafront houses. The Reynaers SlimLine 68, an outward-opening aluminium casement with slim frames, is our core window and suits larger period openings. Cortizo and Alunet aluminium are alternatives.

Bungalows and detached homes in Little Common, Cooden and Collington. UPVC windows and doors in the Selecta Advance 70 system offer low maintenance and good value, with woodgrain foils available. We do not make timber, so woodgrain UPVC, aluminium and composite doors are the timber-look choices.

Conservatory replacements and rear rooms. Many Bexhill bungalows have older conservatories. We can replace them with a new conservatory or orangery, add a roof lantern, or fit Smart Visofold or Cortizo bifolds or Reynaers ConceptPatio 130 sliding doors into the garden.

Planning in Bexhill

Rother District Council handles planning. Bexhill has two conservation areas, Bexhill Old Town and Bexhill Town Centre. Rother says its Article 4 directions currently apply only in the Rye and Winchelsea conservation areas, not in Bexhill, but conservation area status and listing still matter, so check with Rother District Council if your home is in either area or is listed. If you own a flat, there are no householder permitted development rights; window changes may need planning permission and will need the freeholder’s agreement. Our planning guide has more.

Areas we cover around Bexhill

We work in Bexhill town centre and the Old Town, Little Common, Cooden, Sidley, Pebsham, Collington and Normans Bay. Along the coast, see our pages for Hastings and Eastbourne, and inland Hailsham. The Sussex windows and doors page covers the rest of the county.

Frequently asked questions

Are there Article 4 directions on windows in Bexhill?

Rother District Council says its Article 4 directions currently apply only in the Rye and Winchelsea conservation areas, not Bexhill. Bexhill Old Town and Bexhill Town Centre are still conservation areas, and listed buildings always need consent, so check with Rother District Council before changing windows on an older or listed property.

Can I replace windows in my Bexhill seafront flat?

Usually, but flats have no householder permitted development rights, so planning permission may be needed, and you will need consent from the freeholder or management company. Many blocks also specify frame colour or style. Once you have those answers, we can quote to the agreed specification and handle the installation.

What is the best way to replace an old conservatory on a Bexhill bungalow?

It depends on how you use the room. A new conservatory with a better roof, an orangery with a solid perimeter and roof lantern, or a simple set of bifold or sliding doors are all options. We look at the base, the walls and the roof at the survey and recommend what makes sense.

How far away are you from Bexhill-on-Sea?

Our only premises are at Fifield, near Windsor, roughly 95 miles from Bexhill by road, around two hours' drive. Because of that distance, surveys are booked on planned Sussex coast days and installations run over consecutive days, with our own fitters bringing finished frames made in our workshop.

Do sea winds affect which windows I should choose in Bexhill?

Exposure matters more than material. On the seafront we look closely at seals, drainage and hardware, and we explain how to care for frames in salt air. Both aluminium, such as the Reynaers SlimLine 68, and UPVC in the Selecta Advance 70 system can perform well when properly specified and fitted.
