Why Basildon homes look the way they do

Basildon was designated a new town in January 1949 to take London overspill. Before that, much of the land between Laindon, Pitsea and Vange had been sold off in the 1920s and 1930s as plotlands, where families built their own houses with little in the way of roads or services. The Development Corporation replaced most of that patchwork with planned neighbourhoods such as Lee Chapel, Kingswood and Pipps Hill, each with its own green space.

The result is a town of terraces, semis and low-rise blocks built in phases from the 1950s onwards, alongside older village houses in Laindon and Pitsea and the 1980s village of Noak Bridge. Many new town houses share the same window sizes along a street, which keeps measuring straightforward, but original openings were often altered when the first replacement windows went in decades ago. A careful survey picks that up.

Flats, blocks and Brooke House

Plenty of Basildon households live in flats and maisonettes. Flats do not have householder permitted development rights, so new windows can need planning permission, and leaseholders usually need consent from the freeholder or housing provider before changing frames, colours or doors. Brooke House, the 14-storey tower by Sir Basil Spence completed in 1962, is Grade II listed, so any change there falls under listed building consent. Check with Basildon Borough Council and your freeholder before committing to an order.

Noak Bridge and the borough’s other conservation areas

Basildon Borough Council’s conservation areas are Noak Bridge, designated in 1996, together with Billericay High Street, Great Burstead and Little Burstead. Noak Bridge was laid out in the 1980s to look like a traditional Essex village, so window and door styles matter to its character. If you live there, check with the council before choosing replacements; our planning permission guide covers the basics. The government plans to merge Basildon and Thurrock into a single South West Essex unitary council from April 2028, subject to parliamentary approval.

Good fits for Basildon properties

Terraces and new town semis

UPVC windows and doors are a practical choice for these houses: practical, low-maintenance and available in white, grey or woodgrain finishes. A composite front door often goes in at the same time.

Slimmer, modern frames

For homeowners updating a 1960s or 1970s house with large glazed areas, our aluminium windows are made in Fifield on the Reynaers SlimLine 68, Cortizo and Alunet systems. SlimLine 68 is an outward-opening casement with narrow sightlines.

Rear extensions and gardens

Reynaers ConceptPatio 130 sliding doors or Smart Visofold and Cortizo bifold doors open a kitchen onto the garden. Conservatories, orangeries and roof lanterns add space on larger plots in Langdon Hills and Laindon.

Areas we cover around Basildon

We work across Laindon, Langdon Hills, Pitsea, Vange, Noak Bridge and Bowers Gifford, as well as the town centre neighbourhoods. You may also want our pages for Billericay, Wickford and Grays.

From our Fifield workshop to your door

There is no Inspired Glazing branch in Basildon. Our team travels from Fifield, roughly 68 miles by road via the M25 and A127, which usually takes around an hour and twenty minutes outside peak traffic. We book surveys and installations ahead of time and plan each trip around the full job. The surveyor measures, discusses glass and colours and checks for awkward openings; aluminium frames are then built in our workshop, and the same company fits them. A rough idea of budget is on our double glazing cost page.

Frequently asked questions

Can I replace the windows in my Basildon flat?

Usually, but not without checking first. Flats have no householder permitted development rights, so replacement windows may need planning permission from Basildon Borough Council. Most leases also require consent from the freeholder or housing provider. Get both answers in writing before ordering, and we will match the agreed style, colour and opening type.

Is Noak Bridge a conservation area?

Yes. Basildon Borough Council designated Noak Bridge as a conservation area in 1996. It was built in the 1980s in a traditional Essex village style, so changes to windows and doors can affect its character. Check with Basildon Borough Council about what applies to your house before choosing products, and we can supply details for any application.

Are UPVC windows a good choice for a new town house?

For many Basildon terraces and semis they are. Our UPVC windows use the Selecta Advance 70 system, need little upkeep and come in a range of colours and woodgrain finishes. If you prefer slimmer frames or larger panes, aluminium is the alternative, with prices for our aluminium windows starting from £400.

Do you have a showroom near Basildon?

No. Our only premises are our workshop at Coningsby Farm, Fifield, near Windsor, roughly 68 miles from Basildon by road. We bring samples to the survey and plan every visit in advance. Your windows are measured, made or ordered, and fitted by our own team rather than passed to a subcontractor.

What guarantee comes with your windows and doors?

Our installations carry a 10-year guarantee. We fabricate the aluminium products ourselves in Fifield and fit everything with our own team, so the company that surveys your Basildon home is the same one you deal with afterwards. Call 01753 965 005 if you have questions about what the guarantee covers.
