Earley’s two halves

Earley divides neatly into an older northern part and the huge Lower Earley development to the south. The north grew quickly before and after the Second World War, around the Victorian estates that came first. Alfred Waterhouse designed several large villas on the Whiteknights estate between 1859 and 1873, some of which now sit within the University of Reading campus, and a handful of older houses survive, including a late 16th-century timber-framed house.

Lower Earley was built by private developers from 1977 on low-lying land between the Maiden Erlegh estate and the River Loddon, and it almost doubled the town’s population. Shops, schools and the Maiden Place centre followed through the 1980s. Many of those homes now have frames that are 25 years old or more, either the originals or first-generation replacements, and many are now due for replacement.

Maiden Erlegh and the lakes

Much of southern Earley takes its name from the Maiden Erlegh estate, a historic manor bought by the financier Solly Joel in 1903. Its grounds are now Maiden Erlegh Lakes, a local nature reserve since 1997, and the name lives on in the school and a borough ward. Homes around the lakes and the wooded edges of the estate often have rear rooms facing greenery, which is where a wide sliding door or a conservatory makes most difference. Earley station, on the Reading to London Waterloo line, also makes the town popular with commuters, so we try to agree fitting days that fit around working weeks.

Products for Earley homes

Lower Earley estate houses

UPVC windows in the Selecta Advance 70 system replace tired 1980s frames cost-effectively, in white or woodgrain. A new composite front door finishes the job.

Interwar and post-war homes in the north

Our aluminium windows, led by the outward-opening Reynaers SlimLine 68 casement, give slimmer frames and more glass. Cortizo and Alunet ranges offer other looks and price points.

Opening up the back of the house

Reynaers ConceptPatio 130 sliding doors or Smart Visofold and Cortizo bifold doors suit kitchen extensions. We also build conservatories, orangeries, porches and roof lanterns.

We do not make timber windows or doors; woodgrain UPVC, aluminium or composite are our timber-look choices.

Who to ask about planning

Earley Town Council runs local services from Radstock House, but planning decisions sit with Wokingham Borough Council. Earley itself does not appear on the council’s list of conservation areas, although nearby Woodley Green and Sonning do, and there are individually listed buildings in Earley such as Foxhill House. If your property is listed, in a conservation area or a flat, check with Wokingham Borough Council before ordering. Flats have no householder permitted development rights, and you will normally need your freeholder’s written consent. See our replacement windows planning guide.

Noise and low ground

Lower Earley sits just north of the M4, and some homes near the motorway or the A329(M) hear a constant hum. If that applies to you, ask about laminated or acoustic glass options at survey. The Thames and Loddon run along the northern and eastern edges of the area, so if your home is on low ground near either river, look up the Environment Agency flood map; we take it into account when setting door thresholds.

Frequently asked questions

My Lower Earley house still has 1980s windows. Is it worth replacing them?

If the frames are draughty, the seals have failed and units have misted, or the hinges and locks are worn, replacement usually makes the house warmer and quieter. Modern UPVC in the Selecta Advance 70 system or aluminium casements are both options. We will tell you honestly at survey if your existing windows still have life left.

Who handles planning for Earley?

Earley Town Council deals with local services, but Wokingham Borough Council is the planning authority. Most houses can replace windows without permission, but listed buildings, flats and homes in conservation areas need checking. If any of those apply, check with Wokingham Borough Council before ordering, and we will help with drawings if needed.

Can new glazing reduce M4 noise in Lower Earley?

Good double glazing with well-sealed frames makes a noticeable difference to road noise compared with old, leaky windows. For homes close to the M4 or A329(M), laminated acoustic glass can cut noise further. We can discuss glass options at survey and explain the trade-offs in price and weight before you decide.

How long from order to fitting in Earley?

Our aluminium frames are made in our Fifield workshop with lead times from 10 days once measurements and choices are confirmed. Earley is only around half an hour from us, so once the frames are ready we can usually book installation quickly at a time that suits you.

Do you have a showroom near Reading or Earley?

No. Our only premises are our workshop and office at Coningsby Farm, Fifield, near Windsor, roughly 15 miles away. We bring frame samples, colours and hardware to your home at the free survey, so you can see the options in the light of your own rooms.
