Abbey town, chocolate town, commuter town
Keynsham grew as a medieval market town after its abbey was founded around 1170, on the spot where the River Chew meets the River Avon. Its modern character owes a great deal to J. S. Fry and Sons, who moved their chocolate factory to a greenfield site at Somerdale in 1935. After the war the town expanded fast, from 8,277 people in 1951 to 15,152 ten years later, and it became a commuter town for both Bristol and Bath. The High Street was remodelled in the 1960s, and the late 2010s brought hundreds more new homes, with the former Somerdale factory site earmarked for housing after the closure.
So much of Keynsham’s housing is post-war or recent, built around an older core that Bath and North East Somerset Council has assessed in its Keynsham Conservation Area Appraisal.
The rivers
Keynsham flooded often until Chew Valley Lake and river level controls were put in place, and the Great Flood of 1968 swamped large parts of the town and destroyed several bridges. Keynsham Lock, opened in 1727, is part of that story. Between Keynsham and Saltford, a 15-hectare stretch of green belt has been planted with more than 19,000 trees as the Manor Road Community Woodland. If your home is in one of the lower streets near the Chew or the Avon, let us know at survey so we can look carefully at threshold heights on any new doors.
What we would suggest for Keynsham homes
Where post-war houses have older double glazing that has misted or lost its seal, replacement is straightforward. Our UPVC windows and doors use the Selecta Advance 70 system, with white, colour and woodgrain finishes. Owners wanting slimmer, darker frames can step up to aluminium windows: the Reynaers SlimLine 68 outward-opening casement, or Cortizo and Alunet systems.
For front entrances, composite doors are our timber-look option, as we do not make timber windows or doors. At the back, Reynaers ConceptPatio 130 sliding doors and Smart Visofold or Cortizo bifold doors suit kitchen extensions. We also build conservatories, orangeries, porches and roof lanterns, and supply secondary glazing, garage doors, fascias, soffits, guttering, blinds and shutters.
Homes in the older centre are different. If you are inside the conservation area or in a listed building, check with the council before choosing frames; secondary glazing is an option where original windows have to stay.
Council and permissions
Keynsham sits within Bath and North East Somerset, and the council has offices at Keynsham Civic Centre on Market Walk; Keynsham Town Council is the local town council. Window replacements on a house are often permitted development, but conservation areas, listed buildings and flats can change that. Flats have no householder permitted development rights, so new windows normally need planning permission and freeholder consent. Check with Bath and North East Somerset Council, and read our guide to planning permission for replacement windows.

Frequently asked questions
Which council deals with planning in Keynsham?
Bath and North East Somerset Council, which has offices at Keynsham Civic Centre on Market Walk. It has published a Keynsham Conservation Area Appraisal covering the historic centre. If your home is in the conservation area, listed or a flat, check with the council before ordering replacement windows or doors.
Is it worth replacing old double glazing on a 1960s house?
If units have misted, frames are draughty or handles no longer lock properly, replacement usually makes a noticeable difference to comfort and security. We can fit new UPVC windows in the Selecta Advance 70 system or upgrade to aluminium. A free survey will show which windows need replacing and which can wait.
Do you cover Saltford as well as Keynsham?
Yes. We work across Keynsham and in Saltford, Queen Charlton, Whitchurch, Compton Dando, Burnett and Chewton Keynsham. Because we travel from our workshop in Fifield, near Windsor, we plan visits to the area in advance and try to group surveys and installations to make the journey worthwhile.
How far away are you?
Our workshop and office are at Coningsby Farm in Fifield, near Windsor, roughly 90 miles from Keynsham by road and usually around an hour and three-quarters to two hours away. We have no local showroom, so we bring samples to your home and our own team carries out the installation.
What doors suit a kitchen extension?
Reynaers ConceptPatio 130 sliding doors give large glass panes and slim frames, while Smart Visofold and Cortizo bifold doors fold back to open almost the full width. We check the opening size, structure and floor level at survey, then recommend the option that best fits your extension and garden.
