A town built mostly in the 20th century
Potters Bar was largely rural until the railway station opened in 1850, and even then growth along Darkes Lane, then called Baker Street, was slow. The real expansion came in the 20th century. The first houses on The Avenue went up from 1903, and after the First World War a garden-estate company laid out new streets, only part of which was built. A 1980 survey cited by Hertsmere found that less than three per cent of the town’s buildings predate 1914. That means most homes here are inter-war and post-war semis and detached houses, plus later estates and flats, which tends to make replacing windows fairly straightforward.
Many of those houses now have UPVC from the 1980s or 1990s that has reached the end of its life. On the Heath Drive greens, for instance, the original multi-paned iron windows have mostly been replaced already.
Darkes Lane West, The Royds and other protected areas
Hertsmere Borough Council is the planning authority. Potters Bar has two conservation areas: Darkes Lane (West), which covers Edwardian and 1920s detached houses including early designs by Banister Fletcher, and The Royds. South Mimms village, just to the north-west, has its own. Hertsmere’s appraisal of Darkes Lane West encourages owners to keep surviving original windows or replace them in an appropriate style, and it raises the possibility of Article 4 controls on frontages.
If your house is in one of these areas, is listed, or is a flat, check with Hertsmere Borough Council before ordering. Our planning guide for replacement windows covers the essentials.
Living next to the M25
The M25 runs along the southern edge of the town, with junction 24 close by, and the A1(M) meets it at South Mimms. Homes near either road can suffer traffic noise. Well-fitted modern windows with good seals help, and we can discuss glass options at survey.
The right windows and doors for Potters Bar
- 1930s semis: the Reynaers SlimLine 68 outward-opening casement suits these well, giving a slim, crisp look in place of tired frames. See our aluminium windows and doors.
- Post-war and later estates: UPVC windows and doors on the Selecta Advance 70 system, or Cortizo and Alunet aluminium.
- Darkes Lane West homes: discuss sympathetic profiles with us. We do not make timber windows, but woodgrain-finish UPVC and slim aluminium are timber-look options.
- Rear extensions: Reynaers ConceptPatio 130 sliding doors or Smart Visofold and Cortizo bifold doors.
- Front doors and extra rooms: composite doors, conservatories, orangeries and porches.
Replacing older double glazing
Because so much of Potters Bar was built between the wars and in the decades after, a lot of houses are now on their second set of windows, often fitted thirty or more years ago. Common signs that it is time to replace them are misted sealed units, handles that no longer lock properly, sagging doors and draughts around the frames. Replacing all of them at once usually costs less per window than doing them piecemeal, and it gives the whole front a consistent look. We will price both options at survey so you can decide.

Frequently asked questions
Do I need planning permission for new windows in Darkes Lane West?
Darkes Lane (West) is a conservation area, and Hertsmere's appraisal encourages owners to retain original windows or replace them in a suitable style. Whether permission is needed depends on your property and any Article 4 direction. Check with Hertsmere Borough Council before ordering, and we can provide drawings and specifications.
Will new windows reduce M25 noise in Potters Bar?
Replacing old, poorly sealed frames with well-fitted modern windows usually reduces the noise that gets in through gaps around the frame. Glass choice also matters. Tell our surveyor which rooms face the M25 or A1(M), and we will talk through the glass options and how they affect your quote.
What windows suit a 1930s semi in Potters Bar?
Most 1930s semis suit outward-opening casements. Our core window, the Reynaers SlimLine 68, has slim aluminium frames that suit the proportions of these houses. UPVC on the Selecta Advance 70 system is a lower-cost alternative. We can also recreate bay windows, which are a common feature of homes from this period.
Do you cover Cuffley and Brookmans Park?
Yes, we cover Cuffley, Brookmans Park and Northaw as well as Potters Bar, Little Heath and South Mimms. These three villages are in Welwyn Hatfield, so Welwyn Hatfield Borough Council handles planning there rather than Hertsmere. Our survey and fitting process is the same wherever you are.
How long does installation take in Potters Bar?
Aluminium windows have lead times from 10 days after the order is confirmed. Potters Bar is roughly 35 miles from our Fifield workshop, so our team can reach you easily. Most window replacements are completed opening by opening, so your home is never left open, and we clear up before leaving.
