A town of exceptional historic interest

Pevsner called Saffron Walden “a town of exceptional interest”, and Essex County Council regards it as having the county’s finest surviving group of timber-framed buildings. Uttlesford District Council’s draft conservation area appraisal counts around 320 listed buildings or groups, from the Castle keep and St Mary’s Church to houses on Church Street, Castle Street, Bridge Street, Gold Street and Market Hill. Materials range from exposed and rendered timber frame, some with historic pargeting, to red, yellow stock and gault brick, with peg tiles on older roofs and slate on Victorian ones.

Traditional windows in the centre are timber sashes and casements, with some metal casements. The appraisal flags inappropriate replacement windows, especially in terraces, as a recurring problem, and it suggested the council consider Article 4 Directions to protect windows and other details on unlisted buildings.

What this means for your windows

Uttlesford District Council is the planning authority. If your home is listed or in the conservation area, check with Uttlesford District Council before changing any windows or doors, including on unlisted terraces. Our planning permission guide explains the general rules.

We do not make timber windows. For many listed buildings in the old town, replacement with aluminium or UPVC is unlikely to be acceptable, and we would rather say so than sell you something the council refuses. In those cases secondary glazing can improve warmth and reduce noise while the original windows stay in place, subject to any consent required.

From April 2028 Uttlesford is due to join Harlow and Epping Forest in a new West Essex unitary council, under government plans subject to parliamentary approval.

Newer Saffron Walden homes

Beyond the historic core, the town has Victorian and Edwardian streets, twentieth-century semis and bungalows, and recent estates on the edges. These are where our main products fit naturally:

Stansted Airport is about 15 miles away. If aircraft or road noise bothers you, raise it at survey and we will discuss glass options.

Villages around Saffron Walden

We also quote in Sewards End, Little Walden, Wendens Ambo, Littlebury, Newport and Ashdon. Village homes range from older cottages, where the same care over listing and conservation applies, to post-war houses and modern infill, where aluminium and UPVC are usually simple choices. Audley End House, run by English Heritage, sits just west of the town, and Audley End station at Wendens Ambo serves many of these villages. Nearby pages cover Bishop’s Stortford, Royston and Cambridge.

Surveys planned around the journey

We have no office in Essex or Cambridgeshire. Saffron Walden is roughly 75 miles from our Fifield workshop by road, around an hour and a half via the M25 and M11, so we plan surveys and installations in advance. The surveyor will look at the building’s age and setting as well as measuring, and will tell you where consent is likely to be needed. If an application is required, we can supply product drawings and specifications for you or your agent to submit, and we only confirm fitting dates once any consent is in place. Aluminium is fabricated in Fifield and our own fitters install. Indicative prices are on our double glazing cost page.

Frequently asked questions

Can I put double glazing in a listed building in Saffron Walden?

Sometimes, but most changes to windows on a listed building need listed building consent from Uttlesford District Council, and replacing historic timber windows with aluminium or UPVC is often refused. Check with the council first. Secondary glazing, fitted inside the existing windows, is frequently a more realistic way to improve warmth and reduce noise.

Do you make timber sash windows?

No. We do not make timber windows or doors. Our ranges are aluminium, UPVC including woodgrain finishes, and composite doors. In Saffron Walden's conservation area, where traditional timber is common, we will tell you honestly if our products are unlikely to be accepted, and suggest secondary glazing where it makes sense.

Are there Article 4 Directions in Saffron Walden?

Uttlesford District Council's draft conservation area appraisal suggested considering Article 4 Directions to protect windows and other details on unlisted buildings. Whether any are now in force for your street is a question for the council, so check with Uttlesford District Council before ordering replacement windows or doors for a home in the conservation area.

What double glazing suits a newer house in Saffron Walden?

For later homes outside the historic centre, aluminium windows such as the Reynaers SlimLine 68 casement, or UPVC on the Selecta Advance 70 system, are both good options. Aluminium bifolds or Reynaers sliding doors work well for garden rooms. A survey confirms what fits your house and budget.

How far do you travel to Saffron Walden?

Saffron Walden is roughly 75 miles by road from our only base at Fifield, near Windsor, usually around an hour and a half via the M25 and M11. We plan surveys and installation days in advance around that journey, and the same company measures, makes or orders, and fits your windows and doors.
