One town, several settlements

St Neots is really a group of historic settlements on the River Great Ouse. The market town on the east bank grew up around a river crossing, and Eynesbury to its south was absorbed in 1876. On the west bank, Eaton Ford and Eaton Socon were part of Bedfordshire until 1965, when they joined the St Neots urban district. The 1960s brought large amounts of new housing for families moving out of London, and in recent years the town has grown east of the railway at Love’s Farm and Wintringham, with Monkfields also under way.

So a window survey in St Neots might mean a buff-brick Victorian terrace near the Market Square, a rendered cottage in Eaton Ford, a 1960s semi, or a house built within the last decade. Each needs a different product and a different level of care.

Conservation area and planning

Huntingdonshire District Council is the planning authority. Its St Neots Conservation Area covers three localities: the Market Square, medieval core and nineteenth-century extensions; Eynesbury around St Mary’s Street; and the Eatons, including Eaton Socon, Eaton Ford and Crosshall. The council’s character assessment names replacement plastic windows and doors as a main threat to original detailing, so if your home is inside the conservation area or listed, check with Huntingdonshire District Council before you order. Our planning permission for replacement windows guide covers the basics.

Living by the Great Ouse

The Ouse valley floor is flat and liable to flooding, and the council’s assessment notes that riverside parts of Eaton Ford and Eynesbury sit on low ground. If you are near the river, check your flood risk before investing in new ground-floor doors or an extension; we can discuss threshold choices during the survey.

Traffic matters too. The A1 runs along the western side of the town past Eaton Socon and Eaton Ford, the A428 heads east to Cambridge, and the East Coast Main Line passes through, so some homes hear a steady background of road or rail noise. Modern, well-sealed frames help, and we can talk through glass options. If you own a flat, remember that flats have no householder permitted development rights and the freeholder’s consent is usually needed.

Distance, survey and fitting

We have no office in Cambridgeshire. St Neots is roughly 65 to 70 miles from Fifield by road, typically around an hour and a half via the M25 and A1(M), and longer at busy times. Because of that, we book your free survey for a fixed slot, send a written quote afterwards, and plan the installation days well ahead so our fitters arrive with everything needed. Lead times start from 10 days, aluminium windows start from £400, and our installations carry a 10-year guarantee. Read our double glazing cost guide for budgeting help.

Frequently asked questions

Do you install double glazing as far as St Neots?

Yes. Our workshop is at Fifield, near Windsor, roughly 65 to 70 miles away by road and usually around an hour and a half's drive. We have no local branch, so surveys and installations are planned in advance around the journey. Our own team carries out both the survey and the fitting.

Is Eaton Socon in a conservation area?

Parts of it are. Huntingdonshire District Council's St Neots Conservation Area includes the Eatons, covering Eaton Socon, Eaton Ford and Crosshall, as well as the town centre and Eynesbury. If your home falls inside the boundary or is listed, check with Huntingdonshire District Council before ordering replacement windows or doors.

Can I have UPVC windows in the St Neots Conservation Area?

Possibly, but the council's character assessment identifies replacement plastic windows as a threat to original detailing, so expect closer scrutiny on period homes. Outside the conservation area, UPVC replacements on houses are usually straightforward. Check with Huntingdonshire District Council for your address, and we will provide specifications to support any application.

Can you replace the patio doors on a Love's Farm or Wintringham house?

Usually, yes. Many newer homes have a standard patio door that can be swapped for bifold or sliding doors. Check your title for covenants and any new-build warranty conditions first. We supply Smart Visofold and Cortizo bifolds and Reynaers ConceptPatio 130 sliding doors, and will measure and advise during a free survey.

How quickly can you fit windows in St Neots?

Lead times start from 10 days once your order is confirmed. Because of the distance, we schedule fitting days in advance and confirm them in writing. A typical house takes one or two days to complete, and larger door or conservatory projects take longer.
