Styles that suit Hillingdon houses

The typical Hillingdon plot is a 1930s semi with a garden of reasonable depth, which opens up most conservatory shapes. Many of these houses already have a single-storey kitchen extension or an old lean-to at the back, so we look at what is there now and whether it can be replaced, extended or combined with the new room. Our conservatories page shows them all.

When you want more room

Detached houses towards Ickenham and the larger corner plots suit combination shapes. L-shaped conservatories wrap around the corner of a house, T-shaped conservatories create a central space with side wings, and P-shaped conservatories link a lean-to with a rounded end to make separate zones.

Roofs: what each one does

Solid roof conservatories use an insulated, tiled structure that keeps temperatures stable and cuts outside noise, useful near the A40 or under the flight paths further south. Glass roof conservatories use solar-control units to keep the view of the sky while limiting glare and heat build-up. Polycarbonate is the lightest and cheapest material but performs worst in heat and rain. Many Hillingdon conservatories built decades ago have polycarbonate roofs, and a replacement conservatory roof can bring them back into daily use.

Base and groundwork

London clay underlies much of the borough, and gardens with mature trees need deeper or specially designed foundations. Our conservatory bases page explains how we build a level, insulated floor that will not crack or settle.

Planning permission in Hillingdon

Following Planning Portal guidance, a single-storey rear conservatory is usually permitted development if it extends no more than 3m beyond the original back wall of a semi or terrace, or 4m on a detached house, is no more than 4m high, and keeps its eaves to 3m within 2m of a boundary. A side conservatory must be one storey and less than half the width of the original house, and all extensions together must not cover more than half the garden. Flats and maisonettes need permission.

Hillingdon Village, Cowley Church and Ickenham Village are conservation areas, and listed buildings need consent, so ask the planning team at Hillingdon Council what applies before you commit to a design. Remember that earlier extensions count towards the permitted development limits, which often catches out owners of semis that were extended decades ago. Our planning permission for conservatories and porches page goes through each rule in turn.

Building Regulations

Building Regulations do not normally apply if the conservatory is at ground level, single storey, under 30 square metres, separated from the house by external walls, doors or windows, and heated by its own independently controlled system, with compliant glazing and electrics. Knocking through to create an open-plan room needs approval.

Frame colours and garden doors

White is still the most common frame, but woodgrain foils and dual-colour frames, such as grey outside and white inside, are increasingly popular. Open onto the garden with French doors, sliding patio doors, or Smart Visofold or Cortizo aluminium bifold doors.

Orangeries and porches

For a room that feels closer to a brick extension, an orangery combines brick piers, a flat perimeter roof and a central roof lantern. At the front, our porches suit the open, recessed entrances on many interwar semis, enclosing the space to give a draught lobby and somewhere to leave shoes and coats.

Frequently asked questions

What conservatory suits a 1930s semi in Hillingdon?

An Edwardian conservatory is often the best fit because its square plan makes the most of the typical rear garden and sits neatly against a flat back wall. A Victorian works well if you want a softer outline. We check the position of drains, rear windows and neighbouring extensions before suggesting a final shape.

Does London clay affect conservatory foundations?

Yes. Clay expands when wet and shrinks when dry, particularly near trees, so foundations may need to be deeper than in sandy soils. We assess the ground and nearby trees at survey and design the base to suit. Getting this right is the main protection against cracking and movement later.

Can I build a conservatory in Hillingdon Village conservation area?

Possibly, but some permitted development rights are limited in conservation areas, especially for side extensions, and listed buildings need consent. A modest rear conservatory may still be acceptable. Check with Hillingdon Council at the design stage. We can provide drawings and specifications if an application is needed, and design the room to suit its setting.

Is a solid roof worth it for an existing conservatory?

For many Hillingdon homeowners it is the single best improvement. An insulated solid roof keeps the room warmer in winter and cooler in summer, and it blocks far more traffic and aircraft noise than polycarbonate. We check that the base and frames are sound first, and if they are, they can usually stay.

How long does it take to build a conservatory in Hillingdon?

Once the drawings are approved and any consents are granted, our lead times run from 10 days. The base is built first, then the frames, roof and glazing. Our team travels from Fifield, around 30 minutes away. We give you a clear timetable at survey so you know what will happen on each day.
