Chelmsford’s housing, street by street
Chelmsford became a city in 2012, but its housing tells a longer story. The railway arrived in 1842, and the streets around the station, New London Road and Moulsham filled with Victorian and Edwardian terraces and villas, many in brick with bay windows and original sash openings long since replaced. Marconi’s factories brought further growth in the early twentieth century, followed by interwar semis along the main roads and post-war estates in Springfield, Great Baddow and Chelmer Village.
The newest homes are on the city’s edges. Beaulieu Park in the north-east is planned as an urban village of around 3,500 homes, served by its own station since October 2025, and the Channels is another large recent development. Homes built in the last few years usually have sound windows already, so owners often come to us for garden doors or conservatories rather than windows, and it is worth checking any planning conditions on your estate first.
Planning: Chelmsford City Council and its conservation areas
Chelmsford City Council is the planning authority. It lists 26 conservation areas, nine within the city itself: Chelmer and Blackwater Navigation, Baddow Road and River Can, Chelmsford Central, John Keene Memorial Homes, Moulsham Street, New London Road, Springfield Green, St Johns Hospital and West End. Village conservation areas include Writtle, Great Baddow, Broomfield, Danbury, Boreham and Stock. If your home is in one of these, or listed, check with Chelmsford City Council before ordering, and see our guide to replacement windows and planning.
Under plans announced by the government, Chelmsford is due to join Brentwood and Maldon in a new Mid Essex unitary council from April 2028, subject to parliamentary approval.
Rivers, floodplain and glazing choices
The Chelmer and the Can meet east of the centre. Flood schemes in the 1960s largely protected the city centre, but floodplains to the north and east can still flood after prolonged rain. If you live near the rivers, mention it at survey: it can affect threshold details on doors and how we finish the bottom of a frame.
What we install in Chelmsford
- Victorian and Edwardian terraces: slim aluminium windows such as the Reynaers SlimLine 68 outward-opening casement, or Cortizo and Alunet frames, where a sash look is not required.
- Interwar and post-war semis: UPVC windows and doors in white, colours or woodgrain.
- Kitchen extensions: Smart Visofold or Cortizo bifold doors, or Reynaers ConceptPatio 130 sliding patio doors.
- Entrances: composite doors for a solid, timber-look front door without the upkeep.
- Extra rooms: conservatories, orangeries, porches and roof lanterns.
We do not make timber windows, so if a conservation officer insists on timber we will say so honestly. Secondary glazing is an option for listed homes where the existing windows must stay.
Villages and suburbs we cover
We fit in Writtle, Great Baddow, Broomfield, Springfield, Danbury and Boreham as well as central Chelmsford. Writtle, where the first regular entertainment broadcasts went out in 1922, and Great Baddow, home of the Grade II listed Chain Home radar tower, each have their own conservation areas, so a visit there often starts with a planning conversation. Broomfield and Springfield mix older houses with post-war and modern estates, where most of our work is straightforward replacement. Nearby pages: Maldon, Braintree and Brentwood.
How we work in Chelmsford from Fifield
Our workshop at Fifield is our only base, roughly 70 miles from Chelmsford by road via the M25 and A12, around an hour and a half depending on traffic. Surveys and installations are therefore booked in advance and planned around the journey. A surveyor measures each opening and discusses frames, colours and glass; we then fabricate the aluminium in Fifield or order UPVC and composite products to size, and our own fitters complete the work. For indicative pricing, see our double glazing cost guide.

Frequently asked questions
Do I need permission for new windows in a Chelmsford conservation area?
It depends on the property. Chelmsford City Council has 26 conservation areas, including Moulsham Street, New London Road and West End, and listed buildings need listed building consent for most window changes. Some areas may have extra controls. Check with Chelmsford City Council before ordering; we can provide product information to support an application.
Can you replace windows in a Victorian terrace near Chelmsford station?
Yes. Many terraces around the station and Moulsham already have replacement windows, and slim aluminium casements or UPVC are common upgrades. If the house is in a conservation area or listed, the council may expect a particular style, so check first. We survey each bay and opening individually because Victorian openings are rarely uniform.
Do you fit bifold doors on Beaulieu Park new-builds?
We can. Smart Visofold and Cortizo aluminium bifolds, or Reynaers ConceptPatio 130 sliding doors, are popular upgrades for newer homes. Some estates carry planning conditions or covenants on alterations, so check your property documents and with Chelmsford City Council before ordering. We then survey and quote for the exact opening.
How long is the drive from your workshop to Chelmsford?
Chelmsford is roughly 70 miles from our Fifield workshop by road, usually around an hour and a half via the M25 and A12 depending on traffic. Because of that distance, surveys and fitting days are planned in advance, and our own installers stay on site until each day's work is finished.
What is the cheapest double glazing option for a Chelmsford semi?
UPVC windows are generally the most affordable route, and ours use the Selecta Advance 70 system. Aluminium windows start from £400 each and offer slimmer frames. The real cost depends on the number and size of windows, styles and glass, so a free survey gives you a fixed written price for your home.
