Bushey village, Bushey Heath and the art colony legacy

Bushey has more character than many outer-London suburbs. The old village grew along the High Street around St James’s Church, and the conservation area there includes listed buildings such as Ivy House and a row of Regency Gothic cottages, as well as the Reveley Almshouses. In the late 19th century the painter Hubert von Herkomer founded an art school here, and the town still carries traces of that era, from Herkomer Road to the restored Bushey Rose Garden. Around the old centre are Victorian and Edwardian houses, then wide stretches of inter-war and post-war semis and detached homes, with larger properties up on Bushey Heath and blocks of flats throughout.

Hertsmere’s rules for Bushey

Hertsmere Borough Council is the local planning authority. Bushey has three conservation areas: Bushey High Street and Melbourne Road; Bushey Heath, High Road; and Bushey Heath, The Lakes, which includes the Warren Estate, where the council publishes its own design guide. An Article 4(2) direction already applies to the Reveley Almshouses, and the council says it can serve others in conservation areas or on specific buildings, which would bring window changes under planning control.

The practical step is to check with Hertsmere Borough Council before you order if you are in one of these areas, in a listed building or in a flat. Flats have no householder permitted development rights. Our planning permission guide explains what to ask.

Recommendations by house type

Victorian and Edwardian homes near the High Street: slim aluminium frames or woodgrain-finish UPVC. We do not make timber windows, so these are our timber-look options.

Inter-war and 1950s semis: the Reynaers SlimLine 68 outward-opening casement, our core window, or UPVC windows on the Selecta Advance 70 system if you want to keep costs down.

Larger detached houses on Bushey Heath and the Warren Estate: Reynaers ConceptPatio 130 sliding doors for wide garden views, Smart Visofold or Cortizo bifold doors, and orangeries, conservatories or roof lanterns. On the Warren Estate, read the design guide first.

Every home: a composite front door adds security and comes in many colours.

Bushey sits close to the M1 and the A41, so if road noise is an issue, tell the surveyor and we will discuss glass options.

Living with an older Bushey house

Some of the older homes around the High Street and Melbourne Road have already lost their original windows to replacements of mixed quality, and during the conservation area review Bushey Museum asked the council to control the plasticisation of historic fronts. If you are replacing poor-quality UPVC on a period front, this is a chance to put back something closer to the original proportions, with slimmer frames and better-placed glazing bars. Our surveyor will look at neighbouring houses that still have original windows, if any survive nearby, and suggest a design that respects them.

Areas we cover around Bushey

We work across Bushey village, Bushey Heath, Little Bushey, Elstree, Aldenham and Stanmore. Elstree Village and Aldenham have their own Hertsmere conservation areas; Stanmore falls under Harrow Council. Related pages: Watford, Harrow and Potters Bar.

Survey and fitting from Fifield

Bushey is roughly 24 miles from our workshop by road, typically around 40 minutes via the M25 and M1, so our surveyors can usually come out at short notice. They measure every opening and talk through styles, colours and glass, then send a written quote. Our double glazing cost guide explains what affects the price. Aluminium frames are built in Fifield and our own fitters install them, take away old frames and leave the house clean.

Frequently asked questions

Do I need permission for new windows on the Warren Estate in Bushey Heath?

The Warren Estate is in the Bushey Heath, The Lakes conservation area, and Hertsmere Borough Council publishes a design guide for it. Whether permission is needed depends on your property and any Article 4 direction. Check with Hertsmere Borough Council and read the design guide before ordering. We can supply drawings and product details.

Which conservation areas are there in Bushey?

There are three: Bushey High Street and Melbourne Road; Bushey Heath, High Road; and Bushey Heath, The Lakes. The Reveley Almshouses are covered by an Article 4(2) direction. If you live in or near one of these areas, check with Hertsmere Borough Council before replacing windows or doors.

How soon can you survey my Bushey home?

Bushey is roughly 24 miles from our Fifield workshop, around 40 minutes by road, so we can usually offer a survey within a short time of your call. Once you confirm the order, aluminium windows have lead times from 10 days, and our own fitters carry out the installation.

Are bifold or sliding doors better for a Bushey Heath garden?

It depends on how you use the space. Reynaers ConceptPatio 130 sliding doors give large glass panels and slim frames, so views stay clear when closed. Smart Visofold and Cortizo bifolds fold right back to open the whole wall in summer. Our surveyor will look at the opening width and patio level before advising.

Can you fit windows that look like timber on a period house in Bushey?

We do not make timber windows. For period homes, we offer woodgrain-finish UPVC and slim aluminium in heritage colours, which give a traditional look with less upkeep. If your home is listed or in a conservation area, check with Hertsmere Borough Council first, as consent may be needed.
