From ironstone village to steel town to New Town
Corby’s housing tells the story of its industry. The original village, around the church of St John the Baptist and the High Street, is now the Old Village. The big change came when Stewarts & Lloyds set up its steel plant in the early 1930s; the first steel was produced in October 1935. Around 2,200 houses went up in the 1930s for the incoming workforce, many of them from Glasgow, which is why the town was once nicknamed “Little Scotland”.
The second wave of company housing, the Lloyds estate, was laid out as a modified garden suburb, largely designed by the architect L M Gotch, and it has been a conservation area since 1981. Corby was then designated a New Town in 1950, with William Holford as its architect, and the Corby Development Corporation spread estates south and west across neighbourhoods such as Beanfield, Kingswood, Lodge Park, Danesholme, Exeter, Hazelwood and Rowlett. Great Oakley was drawn into the town as it grew. More recently Oakley Vale, Little Stanion and the Priors Hall Park development have added thousands of newer homes on the edges.
In practice that means a window enquiry in Corby could be a 1930s steelworkers’ house with tired first-generation replacements, a post-war New Town home with original-era sealed units that have misted, or a newer estate house whose owners want a wider opening onto the garden.
Planning: North Northamptonshire Council and the local conservation areas
Since 1 April 2021 Corby has been part of North Northamptonshire, the unitary council that replaced Corby Borough Council, so planning questions now go to North Northamptonshire Council. Its conservation areas in the former Corby area are Old Village, Lloyds, Great Oakley, Cottingham and Middleton, East Carlton, Gretton, Rockingham, Stanion and Weldon.
Ordinary like-for-like window replacement on a house outside these areas is usually straightforward, but if your home is in one of them, is listed, or is a flat, check with North Northamptonshire Council before you order. Flats do not have householder permitted development rights, and leaseholders will normally need freeholder consent as well. Our page on planning permission for replacement windows sets out the general position.
Matching the product to the house
1930s company housing and the Old Village
On modest cottage-style fronts, heavy frames can look clumsy. Aluminium windows such as Reynaers SlimLine 68, an outward-opening casement, or our Cortizo and Alunet ranges keep sightlines slim, and we powder coat them to the colour you choose. In the Lloyds and Old Village conservation areas, talk to the council about what is acceptable before settling on a style. We do not make timber windows; woodgrain-finish UPVC or aluminium is the timber-look alternative.
New Town semis, terraces and townhouses
For straightforward replacement on post-war estates, UPVC windows and doors on the Selecta Advance 70 system are a sensible, practical choice, and a composite front door is a common upgrade at the same time.
Newer homes on Priors Hall, Oakley Vale and Little Stanion
Where the garden is the selling point, look at aluminium bifold doors (Smart Visofold and Cortizo) or Reynaers ConceptPatio 130 sliding patio doors. Homeowners extending can also consider conservatories, orangeries or roof lanterns.

Frequently asked questions
Do you have a showroom or office in Corby?
No. Our only premises are at Coningsby Farm in Fifield, near Windsor, where we also make our aluminium windows and doors. Corby is roughly 90 miles away by road, around two hours each way, so we book surveys and installations in advance and our own team travels up from Fifield for each visit.
Do I need planning permission for new windows on the Lloyds estate in Corby?
The Lloyds estate is a conservation area, so it is worth checking before you order. Planning in Corby is handled by North Northamptonshire Council, which took over from Corby Borough Council in 2021. Ask the council what applies to your property, particularly if you are changing the style, material or opening pattern of front windows.
My New Town house has misted double glazing. Do I need all new windows?
Not always. If the frames are sound, replacing the failed sealed units can be enough. If frames are draughty, hard to open or the hinges and locks are worn, full replacement usually makes more sense. At the survey we will look at each window and tell you honestly which option fits your Corby home.
Can you fit bifold or sliding doors to a newer house at Priors Hall or Oakley Vale?
Yes. We fit Smart Visofold and Cortizo aluminium bifolds and Reynaers ConceptPatio 130 sliding doors. Widening an existing opening may need structural work and building regulations sign-off, which we will discuss at survey. On a newer estate it is also worth checking your property deeds for any covenants on external alterations.
How much do aluminium windows cost in Corby?
Our aluminium windows start from £400 per window. The final price depends on size, opening style, glass, colour and how many windows you replace. Because we travel from Fifield, we try to plan Corby work as complete days on site. A free survey gives you a fixed, itemised quote with no obligation.
