Aluminium bifold doors opening onto a garden โ€“ Barnes

Barnes houses and how bifolds fit them

Barnes has a wide mix of homes. Castelnau has large detached Victorian and Edwardian villas at its southern end and listed paired villas from the 1840s in the centre, many linked by coach houses. Lonsdale Road has mostly detached brick villas on its south side and stuccoed Italianate houses on the north, while Barnes Village around the pond keeps much of its 18th and 19th century character. Clavering Avenue has Arts and Crafts houses.

In these houses the rear garden is often the main view, and Richmond’s own studies stress how much private gardens matter to the character of the area. A bifold works well where you want the kitchen or garden room to open completely in summer, or where an extension has an angled back wall. Our general guide to aluminium bifolds explains how they open and lock.

Richmond conservation areas and Article 4

Barnes falls within the London Borough of Richmond upon Thames, and several conservation areas cover it, including Barnes Green and Castelnau. Article 4 directions in Barnes cover named roads such as Bellevue Road, Glebe Road, Hillersdon Road, Laurel Road, Ranelagh Avenue and The Crescent, and can bring extensions, new doors and new windows under planning control. Rear elevations that can be seen from public areas also matter to the council. Check with Richmond upon Thames Council before you commit, and see our guide to planning for new windows and doors.

If your home is a mansion flat near Hammersmith Bridge or in Riverview Gardens, the freeholder or managing agent will usually need to approve the work.

Our travel and lead times

Barnes is about 19 miles from Fifield, a drive of roughly 45 minutes to an hour depending on traffic on the M4 and A205. We travel from Fifield to survey and again to fit. Lead time is from 10 days once you approve the drawings. We plan parking and the route through the house during the survey, as many Barnes homes have narrow side access.

Folding or sliding?

Bifolds clear the full opening but leave a stack of panels and more frame lines. A slider has fewer, larger panes and suits long gardens or river views where the glass is mostly closed. Our guide to choosing bifold or sliding doors explains more, and we also have a page on aluminium sliding doors in Barnes.

Getting the details right

Barnes gardens can be shaded by mature trees, so it is worth thinking about where the panel stack will sit and which way it will fold before the kitchen layout is fixed. A traffic door at one end lets you use the garden on a cool morning without opening the whole set. We draw these choices out at survey so you can see how the doors will work day to day.

Bifolds across south-west London

We make and fit folding doors in Mortlake, Chiswick and Kew as well.

Frequently asked questions

Is my Barnes road covered by an Article 4 direction?

Richmond lists Article 4 directions for several Barnes roads, including Bellevue Road, Glebe Road, Hillersdon Road, Laurel Road, Ranelagh Avenue and The Crescent. These can remove permitted development rights for extensions and new doors or windows. Each direction has its own scope, so check with Richmond upon Thames Council for your address before ordering.

Can bifolds suit a listed Castelnau villa?

The central paired villas on Castelnau are Grade II listed, so any new or altered opening needs listed building consent, and the council will look closely at rear elevations. A slim, well-proportioned bifold can work on a later rear extension. Talk to your architect and the council first, and we can provide system drawings for the application.

Which bifold suits a tall garden room?

Cortizo publishes sash heights up to 3,000 mm and weights up to 120 kg, compared with 2,500 mm for Visofold 1000. For a garden room with a high ceiling or roof lantern, Cortizo is usually our recommendation. The final limit depends on the glass and the number of panels, so we confirm it for your design.

How long does fitting take in Barnes?

Fabrication starts once you approve our drawings, with lead times from 10 days. Time on site depends on the size of the opening, the condition of the structure and any making good. Our own fitters travel from Fifield, and we agree a timetable with you and your builder before work starts.

Should I choose an outward or inward folding bifold?

Most owners choose outward folding, so the panel stack sits on the terrace and leaves the room free. Inward folding can suit a narrow patio or a balcony where outward panels would block the space. We will look at your furniture layout, the garden level and the weather exposure at survey and suggest the best option.
