Making more of an Ashford garden

Most homes in Ashford were built between the late Victorian period and about 1960, and semis with long, narrow rear gardens are the most common type. That layout suits a conservatory across part or all of the back wall, giving a dining area or playroom without losing the garden. Bungalows near Ashford Common and the streets towards Fordbridge often suit a low lean-to or a compact Edwardian room. We look at which way the garden faces, where the drains and manholes run, and how the room will be used before suggesting a shape, because a breakfast room, a home office and a playroom each need something slightly different.

Conservatory styles

Small conservatories can be a quiet place to read; large ones can take a dining table and a sofa. Browse all our conservatories for ideas.

Choosing a roof near Heathrow

Heathrow is only a couple of miles north, and roof choice affects how loud passing aircraft and heavy rain sound inside. Polycarbonate is the lightest and least quiet. A glass roof is quieter and clearer, especially with laminated or solar-control glass. Quietest of all, and the warmest in winter, are solid roof conservatories, insulated and tiled like an extension. If your conservatory already exists but is unbearable in summer, replacing the conservatory roof is often the best fix.

Orangeries and porches

An orangery mixes masonry piers, a flat perimeter roof and a central lantern, creating a room that feels like part of the house. At the front, a porch adds a lobby that keeps draughts out of the hallway, a common upgrade on Ashford semis. Most porches avoid a planning application if they stay under 3 square metres of floor area, below 3 metres in height and more than 2 metres from a boundary facing a road.

Planning permission and building regulations

Planning law treats a conservatory as a single-storey extension. Under permitted development, a rear conservatory on a semi or terrace may go up to 3 metres back from the original rear wall, or 4 metres on a detached house, with a maximum overall height of 4 metres. If any part is within 2 metres of a boundary, the eaves can be no taller than 3 metres. Combined extensions and outbuildings must leave at least half the land around the original house uncovered. Deeper conservatories, up to 6 or 8 metres, need prior approval from the council first.

Ashford itself has few conservation area streets, but flats and homes with restrictive planning conditions lose these rights. Check with Spelthorne Borough Council, which is due to be replaced by West Surrey Council from 1 April 2027, and read our conservatories and porches planning page.

Building Regulations approval is not usually required for a ground-level, single-storey conservatory with under 30 square metres of floor space, provided external-quality walls, doors or windows separate it from the house, it has independent heating with separate controls, and its glazing and any fixed electrical installation comply. A new structural opening into the house is still controlled.

Bases, colours and garden doors

A strong, level conservatory base with proper damp-proofing is the foundation of a good build, and we check drainage and access first. Frames come in white, woodgrain or dual colour, such as anthracite grey outside and white inside. To get into the garden, choose uPVC French doors or patio doors, or an aluminium bifold door from Smart Visofold or Cortizo.

Frequently asked questions

Is a conservatory noisy under the Heathrow flight path?

It depends mostly on the roof. Polycarbonate transmits the most noise, while laminated glass is much quieter and an insulated solid roof quieter still. Acoustic glass in the side frames helps too. Many Ashford owners who find their existing conservatory too loud choose a solid replacement roof rather than a full rebuild.

Will my conservatory need planning permission in Spelthorne?

Most rear conservatories on Ashford houses fall within permitted development if they stay within the depth, height and boundary limits. Flats and homes with planning conditions are different, and deeper designs need prior approval. Check with Spelthorne Borough Council, or its successor West Surrey Council after 1 April 2027, before you finalise the design.

What size conservatory suits a typical semi?

On many Ashford semis, a lean-to or Edwardian conservatory around three metres deep fits well within permitted development and leaves plenty of garden. The width depends on windows, drains and the neighbour's boundary. Our surveyor will measure up and suggest a size that gives a usable room without dominating the back of the house.

Can I replace a polycarbonate roof with a solid one?

Usually, yes, provided the existing frames and base are sound enough to carry the extra weight. A solid roof makes the room warmer in winter, cooler in summer and much quieter. We check the structure at survey and explain whether any strengthening or Building Regulations involvement is needed before quoting.

Do you build porches in Ashford?

Yes. A uPVC porch is a popular addition to Ashford semis, adding a sheltered lobby, storage for coats and shoes, and an extra barrier against draughts. Porches are usually permitted development if they stay under 3 square metres, no higher than 3 metres, and at least 2 metres from a boundary facing a road. We can fit a matching composite front door at the same time.
