Cortizo bifold
Cortizo’s system reaches 3,000 mm in height and 120 kg per sash, with up to 14 sashes, seven per side. It accepts 25 to 45 mm glazing, has a Uw from 1.1 W/m²K and a PAS 24:2012 certificate, and can open at a 90-degree corner without a mullion. That corner option is popular on new-build rear elevations where two walls of glass meet. Elmbridge planning and private estates
Cobham is in Elmbridge. The Cobham Conservation Area, designated in 1973, covers the historic core of Church Cobham by the River Mole, including Mill Road, River Hill and Church Street, with listed buildings such as St Andrew’s Church and Cobham Mill. There is also a separate Cobham Plough Corner Conservation Area. Outside those areas, a rear extension may still need planning permission depending on its size. Cobham is around 16 miles from our workshop, usually 35 to 45 minutes via the M25. Our own team travels from Fifield to survey and to install, and there are no subcontracted fitters. When a slider may suit better
Bifolds give the widest clear opening but leave a panel stack and a joint every 1.2 metres or less. On a long garden or a view across open countryside, larger sliding panes may look better. Planning the opening with your builder
On a new rear extension, the best bifold result comes from fixing the door sizes early. Sashes look best at even widths, so we can suggest an opening width that suits a sensible panel count rather than leaving narrow panels at one end. We also agree the floor build-up, so a low threshold sits flush with the finished floor, and the drainage channel outside so water runs away from the frame. Frequently asked questions
Can bifolds open the full width of a large Cobham kitchen?
Yes. Bifolds fold into a stack at one or both ends, so almost the whole opening clears. Cortizo allows up to 14 sashes, seven to each side, with sashes up to 1,200 mm wide, so very wide openings are possible. The structural opening and any steel above it set the real limit, which we check at survey.
Do I need permission for bifolds in Cobham?
Replacing an existing door in a similar opening is often simpler than building a new extension. Houses in the Cobham or Cobham Plough Corner conservation areas, or listed buildings, face stricter controls. Rules on extension size apply everywhere. Check with Elmbridge Borough Council before ordering, and we can provide drawings for your application.
Can bifold doors work round a pool terrace corner?
The Cortizo bifold can open at a 90-degree corner with no post, so two walls of glass fold away and leave the corner open. This suits pool terraces, garden rooms and wrap-around extensions. Your structural engineer will need to design support for the corner above, so we coordinate with them early in the project.
Can I have different colours inside and outside?
Smart Systems offers dual colour on Visofold 1000, so the inside can match your kitchen while the outside suits brick, render or cladding. Cortizo frames can also be finished to suit your scheme. Ask us to confirm the exact colours and finishes for your system choice, and we can show samples at survey.
Do you work on gated estates?
Yes. We arrange access with you before survey and installation, and follow any rules the estate or management company has on working hours, deliveries and vehicles. Let us know about gate codes, weight limits or booking requirements early, so the delivery of long glass and frames goes smoothly on the day.
