What Dunstable’s streets are made of
At the centre is the old crossroads where High Street North, High Street South, West Street and Church Street meet, with the Priory Church of St Peter to the south-east and late-medieval timber-framed shops in Middle Row. Behind the main frontages are Victorian terraces, often two bays wide and three storeys high, finished in fine brickwork including the local plum-coloured brick. In the nineteenth century the British Land Company laid out roads around Victoria Street, and the Englands Close and Borough Farm estates followed near Great Northern Road.
Most of Dunstable, though, is twentieth century. The Northfields estate was completed in 1935. After the war came Beecroft’s extension towards Westfield Road, the Lake District, Oldhill Down and Stipers Hill estates in the south-west, the Downside estate planned in 1951, and the eastern estates around Jeans Way and Woodside. That gives us a lot of 1950s to 1970s semis and terraces, many on their second set of windows.
Planning: the conservation area and Central Bedfordshire
The Dunstable Conservation Area was designated in 1976 and centres on the crossroads and the four main streets, taking in The Square, Priory Gardens and Grove House Gardens. Its appraisal records a widespread loss of historic joinery, notably windows and doors, and encourages reinstating traditional details. Planning is the responsibility of Central Bedfordshire Council. If your property is in the conservation area or listed, check with Central Bedfordshire Council before ordering. Our guide to replacement windows and planning sets out the general rules.
Above the town, Dunstable Downs is a chalk escarpment that catches the wind. Homes on the exposed edges benefit from well-sealed frames and good weatherstripping on doors.
Houghton Regis and the growing north
Dunstable runs straight into Houghton Regis, where the former wartime Meteorological Office site was redeveloped as Cookfield Close and Weatherby, and large areas of land to the north are planned for more than 5,000 new homes by 2031. As those estates fill up, we expect more requests from owners of newer houses who want to replace standard garden doors with something wider, or add a porch or composite front door. Older Houghton Regis homes, meanwhile, often need a full window replacement after decades of wear.
Which products for which Dunstable home
Post-war semis and terraces. For most estate houses, UPVC windows on the Selecta Advance 70 system offer a cost-effective upgrade, and woodgrain finishes are available. If you prefer slimmer frames and a longer-lasting finish, our aluminium windows start from £400, including the Reynaers SlimLine 68 outward-opening casement and Cortizo and Alunet ranges.
Victorian terraces. Tall openings suit slim aluminium casements with glazing bars. We do not make timber windows, so for conservation-area terraces we will talk through what the council is likely to accept.
Back of the house. Reynaers ConceptPatio 130 sliding doors work in modest openings as well as large ones, and Smart Visofold and Cortizo bifolds suit extensions.
Entrances and extras. Composite doors, porches, conservatories and orangeries, roof lanterns, garage doors, fascias and soffits.
How we organise a Dunstable job
We usually book Dunstable surveys alongside other visits in south Bedfordshire. The surveyor measures up, checks the reveals and any planning points, and you receive a written quote; our cost guide helps you budget before then. Aluminium frames are fabricated at Fifield with lead times from 10 days. On the day, our own installers drive up, fit, seal and clear away, and the work carries a 10-year guarantee.

Frequently asked questions
Do you really cover Dunstable from Windsor?
Yes. We are based at Fifield, near Windsor, and Dunstable is roughly 40 miles away by road, typically around an hour's drive via the M25 and M1. We have no local office, so we plan surveys and installation days in advance and often group visits in south Bedfordshire to keep things efficient for customers.
Is my Dunstable house in the conservation area?
The Dunstable Conservation Area centres on the crossroads of High Street North, High Street South, West Street and Church Street, and includes The Square, Priory Gardens and Grove House Gardens. Boundaries can change after review, so check with Central Bedfordshire Council for your exact address before planning replacement windows.
What is the best option for a 1950s Dunstable semi?
For most post-war semis, UPVC windows on the Selecta Advance 70 system give good value and a big improvement on older units. If you want slimmer frames, aluminium windows such as Reynaers SlimLine 68 start from £400 each. We will compare both at your free survey and price whichever suits your budget.
How long does it take from survey to installation?
Once you confirm your order, aluminium frames are made in our Fifield workshop with lead times from around 10 days. UPVC and composite products have their own lead times, which we confirm in your quote. We then agree a fitting date and our team travels up to Dunstable to complete the installation.
Will new windows help in a windy spot near Dunstable Downs?
Homes on the exposed edges near the chalk downs take more wind and driving rain. Modern double glazing with good seals, fitted properly into the opening, cuts draughts noticeably. New doors with good weatherstripping help too. We check the condition of each opening at survey and allow for any extra sealing needed.
