What Luton’s houses are actually made of

Luton grew fast on straw hat-making in the nineteenth century and then on motor manufacturing at Vauxhall, and its housing reflects both booms. Close to the centre you find long runs of Victorian and Edwardian brick terraces, many with original sash openings long since replaced by mismatched frames. Stopsley, Leagrave and Limbury were separate villages until they were absorbed into the borough between 1928 and 1933, so they mix older cottages with interwar semis that have bay windows and side porches. After the war came the big council estates, Farley Hill among the first, followed by Marsh Farm in the 1960s, where a large share of homes are now privately owned and on their second or third set of windows.

Each type asks for something different. A terrace bay usually suits slim aluminium or a neat UPVC sash-look casement. A 1930s bay often has a curved or canted shape that needs careful measuring at survey. Post-war estate houses tend to have wide, simple openings where a clean aluminium frame can modernise the whole front.

Conservation areas and the council

Luton Borough Council is a unitary authority and handles planning for the whole town. It has five conservation areas: the Town Centre, Plaiters’ Lea (the Hat District), High Town Road, Rothesay and Luton South. Rothesay and Luton South are mainly residential, and the council notes that some of its conservation areas carry additional controls. If your home sits inside one of these boundaries, or is listed, check with Luton Borough Council before ordering replacement windows. Our guide to planning permission for replacement windows explains the general rules, and we are happy to talk through drawings you may need.

Aircraft, the M1 and noise

Many Luton households live under flight paths from London Luton Airport or within earshot of the M1 at junctions 10 and 11. The airport runs its own Noise Insulation Scheme, which offers double or secondary glazing to eligible properties; the airport says it contacts those homes directly through its appointed contractor. If you think you might qualify, check with the airport first. If you do not, or you want a different product, good double glazing with well-sealed frames still makes a noticeable difference, and we can talk you through glass options aimed at cutting noise when we survey.

Which products suit which Luton homes

Slim aluminium for terraces and modern extensions

Our core window is the Reynaers SlimLine 68, an outward-opening aluminium casement with slender sightlines that sits well in Victorian brick openings. We also fabricate Cortizo and Alunet aluminium windows. See the full range on our aluminium windows and doors page.

UPVC for value

For whole-house replacements on interwar and estate homes, our UPVC windows and doors on Selecta Advance 70 keep costs down. If you want a timber look, woodgrain-finish UPVC is available; we do not make timber windows.

Doors to the garden and the street

Long Luton gardens suit bifold doors from Smart Visofold or Cortizo, or Reynaers ConceptPatio 130 sliding patio doors. At the front, a composite door is the hard-wearing choice. We also build conservatories, orangeries, porches and roof lanterns.

How a Luton job runs from Fifield

Luton is roughly 40 miles from our workshop by road, usually around 50 minutes to an hour via the M25 and M1 depending on traffic. A surveyor comes out, measures every opening and talks through options, then sends a written quote. If you go ahead, the frames are made in Fifield and our own fitters travel up to install them, typically completing a standard house in a day or two. Frequently asked questions

Do I need planning permission to replace windows in a Luton conservation area?

Often not for a like-for-like replacement on a house, but Luton has five conservation areas and the council says some carry additional controls. Listed buildings always need consent. If you live in Rothesay, Luton South, High Town Road, Plaiters' Lea or the town centre, check with Luton Borough Council before ordering. We can supply drawings and specifications if an application is needed.

Can I get free double glazing from the Luton Airport noise scheme?

London Luton Airport runs a Noise Insulation Scheme that can provide double or secondary glazing to eligible homes. The airport says it contacts eligible properties directly through its own contractor, and we are not part of that scheme. If you are not eligible, or want a different product, we can quote for replacement double glazing in the normal way.

How long does it take to get new windows fitted in Luton?

Lead times start from 10 days after the final survey and order, because we make the aluminium frames in our own Fifield workshop. Fitting a typical semi or terrace usually takes one to two days. Larger jobs with bifold or sliding doors, or extra building work, take longer, and we confirm the timetable in writing before you commit.

Will slim aluminium windows suit a Victorian terrace in High Town?

Usually, yes. Reynaers SlimLine 68 has narrow frames that keep the glass area generous in tall brick openings, and it can be finished in a wide range of colours. If you prefer a more traditional sash look, a UPVC alternative may suit better. We look at the house during the survey and recommend what fits its proportions.

How far do you travel to Luton for surveys?

Our workshop is at Fifield, near Windsor, roughly 40 miles from Luton by road and usually around 50 minutes to an hour away. We have no office in Luton; our surveyors and fitters travel from Fifield for every job. Surveys are free and booked at a time that suits you, including Saturday mornings.
