We are not a local firm: our only premises are at Fifield, near Windsor, roughly 78 miles from Leamington by road and around an hour and a half’s drive. Regency, Victorian and the old village south of the Leam
Leamington’s reputation rests on its Regency buildings, at their finest along parts of the Parade, Clarendon Square and Lansdowne Circus. Lansdowne Crescent, a neo-classical terrace by William Thomas built between 1835 and 1838, is Grade II listed. Georgian townhouses and early Victorian buildings fill much of the north side of the river, where the New Town grew. South of the River Leam lies the Old Town, on the site of the original village of Leamington Priors.
Further out the town takes in once-separate places. Lillington to the north, Milverton to the north-west and Sydenham and Campion Hills to the east are largely twentieth-century in feel, while Whitnash runs into Leamington on the south with no natural border, and Cubbington adjoins the north-east.
That spread produces very different jobs within a couple of miles. A stucco townhouse near the Parade may be divided into flats, with the windows a matter for the freeholder and the council. A semi in Lillington is usually a straightforward replacement. A house on the edge of Whitnash may be newer still, and the question there is more often about doors and extensions than windows. We plan each survey around the type of property we are visiting.
Painted stucco, conservation and consent
Much of the town centre lies within the Royal Leamington Spa Conservation Area, and Warwick District Council publishes specific guidance on painting Regency buildings there. Not every conservation area has an Article 4 direction, but some controls can extend to replacement windows. Before changing windows in a listed building, in the conservation area, or in a flat, check with Warwick District Council; flats, including those in converted townhouses, have no householder permitted development rights and usually need the freeholder’s consent too. Our guide to planning permission for replacement windows covers the basics.
The council itself is due to change. Local government in Warwickshire is being reorganised, so check which council handles planning at the time you apply.
The Leam is also prone to flooding in extreme weather, with severe floods in 1998 and 2007. If you are planning a conservatory or extension near the river, check the Environment Agency flood map first.
Products for Leamington homes
Regency and early Victorian houses. We do not make timber sash windows. Where a slim, traditional appearance matters, we discuss the Reynaers SlimLine 68 outward-opening casement, woodgrain finishes, or secondary glazing behind existing windows, which can be the most practical choice on protected frontages.
Suburban semis and family houses. In Lillington, Whitnash or Sydenham, UPVC windows and doors in the Selecta Advance 70 system offer value, while Cortizo and Alunet aluminium windows give slimmer frames. A composite door suits most fronts.
Back-of-house projects. We fit Smart Visofold and Cortizo bifolds and Reynaers ConceptPatio 130 sliding doors, and build conservatories, orangeries, porches and roof lanterns.
Where we work around Leamington
Our Leamington visits extend to Whitnash, Cubbington, Radford Semele, Old Milverton and Lillington. Neighbouring pages cover double glazing in Warwick, Kenilworth and Coventry.
Survey to installation
We start with a free home survey to measure each opening and check its condition, then send a written quote. Aluminium windows start from £400; our double glazing cost guide explains the variables. Frames are made in Fifield with lead times from 10 days. Because of the distance we book fitting days back to back, so our own installers arrive, fit, seal and tidy without long gaps. All installations come with a 10-year guarantee. We are a listed Reynaers at Home installer partner and hold Constructionline Silver.

Frequently asked questions
Can I replace sash windows in a Regency house in Leamington?
It depends on whether the house is listed and whether any Article 4 direction applies. Many Regency buildings sit within the Royal Leamington Spa Conservation Area. Check with Warwick District Council before ordering. We do not make timber sashes, but can discuss slim aluminium, woodgrain finishes or secondary glazing.
I own a flat in a converted townhouse. What do I need?
Flats have no householder permitted development rights, so replacing windows can need planning permission, and listed building consent if the building is listed. You will usually also need the freeholder's agreement under your lease. Check with Warwick District Council and your freeholder before booking work.
How far away are you from Leamington Spa?
Our only base is our workshop at Fifield, near Windsor. Leamington is roughly 78 miles away by road, around an hour and a half's drive. Our own team travels from Fifield, and we plan surveys and fitting days ahead so larger installations run on consecutive days.
Do you fit secondary glazing in Leamington?
Yes. Secondary glazing sits inside your existing windows, so it can improve comfort and noise without changing the outside of the building. That can make it a practical choice for listed or conservation-area homes. Check with Warwick District Council whether consent is needed for your property.
What does a Leamington window project cost?
Aluminium windows start from £400 each. The total depends on the number of windows, their sizes, opening styles, glass and colour. A free survey gives you a written quote, and our double glazing cost guide explains how prices are built up. Lead times start from 10 days.
