Malt, river and High Street
Ware’s character comes from malting. The town was once the main supplier of malt to London’s brewers, and the 1880 Ordnance Survey map showed 107 malt kilns here. The last working maltings closed in 1994, and several of the old buildings have since become homes. Along the River Lea, the town’s 18th-century riverside gazebos are a reminder of how important the waterfront was, and the High Street has buildings dating back to the 14th century, with yards and passageways behind them. Crib Street has timber-framed houses restored since the 1970s.
Beyond the historic core, the town has Victorian and Edwardian terraces, interwar and post-war semis, and newer estates on the higher ground to the north and west. Amwell End to the south was historically part of Great Amwell parish.
Questions to settle before you order
Am I in a conservation area?
East Hertfordshire District Council handles planning in Ware. The Ware conservation area covers the historic centre, and the nearby villages of Great Amwell, Thundridge and Wadesmill, and Wareside each have their own conservation areas. If your house is inside one of these, or listed, check with East Herts Council before changing your windows or doors. Converted maltings are often listed or in the conservation area, so ask early.
Do I live in a flat?
Flats, including many maltings conversions and riverside apartments, have no householder permitted development rights. Replacement windows may need planning permission, and the freeholder or management company will usually need to approve them. Our planning permission guide covers the general position.
Is my home near the river?
Ware sits on the Lea and the Lee Navigation. If you are planning a conservatory or garden-room extension on low-lying ground, check the Environment Agency flood map first.
What we would suggest for Ware homes
Victorian and Edwardian terraces outside the conservation area often suit woodgrain-finish UPVC windows on the Selecta Advance 70 system, paired with a composite front door in a heritage colour. We do not make timber windows, so if timber is required, another supplier would be the right call.
Post-war and modern family homes are good candidates for Reynaers SlimLine 68 aluminium windows, an outward-opening casement, or Cortizo and Alunet ranges, which give slim frames and plenty of colour choice.
Kitchen extensions and garden rooms usually call for a Reynaers ConceptPatio 130 sliding door or a Smart Visofold or Cortizo bifold. Our patio doors page explains the difference. A conservatory or orangery is another way to gain space.
Many houses on the hillier streets above the valley have steps up to the front door or sloping gardens behind, which can affect door thresholds and how a sliding or folding door sits against a patio. Our surveyor checks levels as well as widths so the finished doorway works for everyday use.

How we work from Fifield
We have no showroom in Hertfordshire; our only base is Coningsby Farm, Fifield. Ware is roughly 52 miles away by road, usually around an hour and ten minutes via the M25 and A10. We are clear about this from the start and plan surveys and fitting days in advance so the journey does not affect the quality of the work.
- A surveyor measures each opening, brings samples and talks through options and any planning points.
- You receive a written quote. Aluminium windows start from £400; our cost guide explains what drives the price.
- Aluminium frames are made in our own workshop, with lead times from 10 days.
- Our own team fits them, makes good and clears up. Every job carries a 10-year guarantee.
We are a listed Reynaers at Home installer partner and hold Constructionline Silver.

Frequently asked questions
Can I replace windows in a converted maltings flat in Ware?
Often, but you will need approvals. Flats have no householder permitted development rights, and many maltings buildings are listed or in the Ware conservation area. Check with East Hertfordshire District Council and your freeholder or management company first. We can then supply drawings and product information to support any application.
Which villages near Ware do you cover?
We work in Ware and nearby villages including Great Amwell, Stanstead Abbotts, Wareside, Thundridge, Wadesmill and Widford. Several of these are conservation areas designated by East Herts Council, so we recommend checking with the council before replacing windows on older properties in those villages.
Do you make timber sash windows for Ware's older houses?
No, we do not make timber windows or doors. For homes where timber is not required, woodgrain-finish UPVC or aluminium windows give a traditional look with less maintenance. If your home is listed, or the council asks for timber, we will tell you honestly so you can find a specialist.
How long will it take to get new aluminium windows in Ware?
After your survey and order, aluminium windows have a lead time from 10 days because we make them in our own Fifield workshop. Installation for a typical house takes one to a few days. As our team travels around an hour and ten minutes each way, we set fitting dates in advance.
Are bifolds or sliding doors better for a Ware garden?
It depends on the space. Bifold doors, such as Smart Visofold or Cortizo, fold back to open almost the full width, which suits patios used often in summer. Sliding doors, like Reynaers ConceptPatio 130, have larger glass panes and slimmer views when closed. Our surveyor will advise after seeing the opening.
