Two towns in one: the old core and the overspill estates
Witham began as a Saxon settlement at Chipping Hill, where St Nicolas church stands, before the market moved down to the Roman road that became Newland Street. That long main street is still lined with listed buildings from many centuries, and the River Brain runs through the town on its way to the Blackwater.
The bigger change came in the late 1960s and 1970s, when the Greater London Council built three large estates on the west and north sides of Witham and a smaller one to the south, housing families moving out of London. These homes now make up much of the town, and many that had their original windows replaced decades ago are due for a second upgrade. More recent private housing has continued to spread the town outwards.
The Crittall connection
Witham has a long link with metal windows. Crittall opened a works here in 1919 and a new factory and head office in 2007, and the company’s model village at Silver End, just to the north, has its own conservation area. Owners there who want a slim, modern frame sometimes look at aluminium. If you live in Silver End or any listed house, speak to Braintree District Council before replacing any windows, because the original appearance is often what the designation protects.
Planning in Witham
Witham is in Braintree District, so Braintree District Council handles planning. The council publishes an appraisal and management plan for the Witham Town Centre (Newland Street) conservation area. For properties there, or for listed buildings anywhere in the town, check with the council before you order. The government has also confirmed that Greater Essex will move to five unitary councils, expected from April 2028 subject to parliamentary approval. Our planning guide covers the general principles.
What works well in Witham homes
1960s and 1970s estate housing
UPVC windows on the Selecta Advance 70 system are a sensible like-for-like upgrade, while aluminium windows give slimmer frames and more glass.
Period properties
For older homes near Newland Street and Chipping Hill, the Reynaers SlimLine 68 outward-opening casement and the Cortizo and Alunet ranges offer refined profiles. We do not make timber windows, so woodgrain-finish frames are our timber-look option.
Doors and extensions
Composite front doors, Smart Visofold and Cortizo bifolds, Reynaers ConceptPatio 130 sliding doors and conservatories all suit the town’s family homes.
When to replace rather than repair
Not every old window needs replacing. A single misted unit can sometimes be reglazed, and a stiff hinge can be swapped. Replacement makes more sense when several units have failed, frames are cracked or discoloured, or locks no longer meet modern security standards. Our surveyor will tell you honestly which applies to your Witham home. If your fascias, soffits or guttering are also past their best, we can include them in the same quote, and we supply garage doors, porches and roof lanterns too, which helps on the town’s many 1970s homes where several parts of the exterior are ageing together.

Frequently asked questions
Can you replace windows on a former GLC estate house in Witham?
Yes. Many of Witham's 1960s and 1970s estate homes have older replacement windows that are now misting or draughty. We can fit new UPVC windows on the Selecta Advance 70 system or slimmer aluminium frames. If you own an ex-council house with a leaseholder or management arrangement, check any restrictions first.
Do I need consent for new windows in a Newland Street property?
Newland Street is a conservation area and many of its buildings are listed. Listed buildings need listed building consent for replacement windows, and conservation area properties can carry other restrictions. Please check with Braintree District Council before ordering. We can supply drawings and technical details if an application is needed.
Do you make steel windows like Crittall?
No. We make aluminium windows and doors, not steel. Slim aluminium casements such as the Reynaers SlimLine 68 give a narrow, modern line that some owners like, but they are not a replica of original steel frames. For listed or conservation properties, check what the council will accept before choosing.
How far is Witham from your workshop?
Witham is roughly 80 miles from our Fifield workshop by road, typically around an hour and three-quarters. We have no local branch, so surveys and installations are planned in advance, and our own team travels to you. Most window replacements are completed in one visit, depending on the size of the house.
What does double glazing cost in Witham?
Aluminium windows start from £400 each, and the final price depends on size, opening style, glass and colour. UPVC is usually lower. After your free survey we give you a written quote for the whole job, including removal of old frames and making good, so there are no surprises later.
