A borough of suburbs, garden suburbs and Green Belt

Barnet was formed in 1965 from Finchley, Hendon, Barnet, East Barnet and Friern Barnet, and it regularly vies with Croydon as London’s most populous borough, with around 405,000 residents in 2024. Its homes grew along two railway spines. The east, from East Finchley through Whetstone to High Barnet, grew around what is now the High Barnet branch of the Northern line; the west, through Hendon, Mill Hill and Edgware, around the Midland main line and the Edgware branch. Victorian and Edwardian commuter estates came first, then a wave of interwar semis.

Two places stand out. Hampstead Garden Suburb was founded in 1906 by Henrietta Barnett, with a plan by Barry Parker and Raymond Unwin and a central square by Edwin Lutyens. The Watling Estate in Burnt Oak was built by the London County Council between 1924 and 1931, with around 4,000 homes. Much of the north of the borough, towards Totteridge and Arkley, lies in the Metropolitan Green Belt.

That mix shows up in window enquiries. A cottage-style council-built house in Burnt Oak, a Lutyens-era home in the Suburb and a 1930s semi in Edgware may be a mile or two apart, yet each needs a different approach, and in the first two cases a planning check comes before any talk of frames. The Watling Estate, for example, has been a conservation area since 2007.

Consent comes first in some streets

Barnet Council is the planning authority. Its conservation areas include Hampstead Garden Suburb, Monken Hadley, Totteridge, Finchley Church End, Finchley Garden Village, Moss Hall Crescent, Golders Green, Hendon Church End, Hendon The Burroughs, College Farm, Glenhill Close, the Railway Terraces at Cricklewood and the Watling Estate.

Hampstead Garden Suburb is a special case. The council has Article 4 directions there, and separately the Hampstead Garden Suburb Trust requires freeholders to get its approval before altering the outside of their property. If you live in the Suburb, speak to the Trust and check with Barnet Council before choosing anything. In the other conservation areas, or if your home is listed, check with Barnet Council too. Flats have no householder permitted development rights. Our planning permission guide covers the general position.

What we would fit, and where

Edwardian and Arts and Crafts houses in Finchley, Golders Green and the Suburb often have small-paned casements. Slim aluminium windows such as the Reynaers SlimLine 68, which opens outwards like a traditional casement, help keep proportions right; Cortizo and Alunet give alternatives. We do not make timber windows, so if the approval requires timber, we are not the right supplier for that job.

Interwar semis in Edgware, Mill Hill and Whetstone are well suited to our UPVC windows and doors in the Selecta Advance 70 system, with a composite front door.

Larger houses in Totteridge, Arkley and Hadley often want wide garden openings: Reynaers ConceptPatio 130 sliding doors, Smart Visofold or Cortizo bifolds, conservatories, orangeries and roof lanterns.

Frequently asked questions

Do I need permission to change windows in Hampstead Garden Suburb?

Very likely, yes. Barnet Council has Article 4 directions in the Hampstead Garden Suburb conservation area, and the Hampstead Garden Suburb Trust separately requires freeholders to get its approval before altering a property's exterior. Speak to the Trust and check with Barnet Council before choosing frames, and do this before booking any installation.

Can you supply timber windows for a conservation area in Barnet?

No. We do not make timber windows or doors. Our timber-look options are woodgrain-finish UPVC or aluminium frames and composite doors. Whether those are acceptable in a Barnet conservation area is for Barnet Council, and in the Suburb the Trust, to decide, so check with them first.

How far is Barnet from your workshop?

Our only premises are at Fifield, near Windsor. Barnet is roughly 30 to 35 miles away by road, usually around 45 minutes to an hour via the M25 depending on which part of the borough you are in. Our surveyors and installers travel from Fifield for every visit.

What windows suit a 1930s semi in Edgware or Mill Hill?

Our UPVC windows in the Selecta Advance 70 system are a practical like-for-like choice for most interwar semis, with a composite front door to match. If you prefer slimmer frames, our aluminium range, including the Reynaers SlimLine 68, is the alternative. We bring samples to the survey.

Is there a guarantee on your installations?

Yes. Our installations carry a 10-year guarantee. We fabricate the aluminium frames in our own Fifield workshop and fit them with our own installation team, so one company is responsible from survey to finish. We are also a listed Reynaers at Home installer partner and hold Constructionline Silver.
