Black aluminium windows on a period-style house for homes in Caterham

Two Caterhams, two kinds of house

Caterham splits naturally into Caterham-on-the-Hill and Caterham Valley, and the houses differ between them. The valley grew around the railway in the Victorian and Edwardian years, so you will find bay-fronted villas, gabled detached houses on wooded roads and sash-style openings. Up on the hill, the streets mix older cottages with interwar semis and later infill, and the former Guards depot has been converted into the homes known as Caterham Barracks.

Matching the product to the property

Our main window system is Reynaers SlimLine 68, chosen for its slim profiles. We also offer Cortizo and Alunet aluminium windows, and you can see the wider family of products on our aluminium windows and doors page.

Planning in Tandridge, and changes from 2027

Caterham sits in Tandridge District, and the Caterham Barracks conservation area was designated by Tandridge District Council in 1996. If your home is inside a conservation area, is listed, or is a flat, window changes may need consent; flats have no householder permitted development rights at all. Check with Tandridge District Council before you order. From 1 April 2027 the new East Surrey Council takes over planning powers from Tandridge and four neighbouring councils, so applications made after that date will go to the new authority. For the general rules on householder consent, read our replacement windows planning guide before you commit to a design.

Built for the North Downs climate

Caterham sits high on the chalk of the North Downs, next to the Surrey Hills National Landscape, and homes on exposed ridges catch more wind and rain than those in sheltered dips. Thermally broken aluminium frames paired with good double glazing deal well with that, and triple glazing is worth considering for north-facing rooms or bedrooms on the windward side. We only quote performance figures that the manufacturer has published for the exact configuration you choose.

Houses near the M25 or the busy A22 can benefit from acoustic laminated glass; our page on sound reducing windows explains how it works. For colour ideas, the grey and black windows gallery is a good place to start, and every frame can be dual colour.

Steep plots are common on both sides of the valley, and some houses have windows that are hard to reach from the ground. Tilt and turn sashes let you clean the outside pane from indoors, and we plan access and scaffolding needs at the survey so there are no surprises on fitting day.

Sliding, folding and front doors

For a rear wall facing the view, the Reynaers ConceptPatio 130 sliding door gives big panes with slim meeting rails. If you prefer a door that folds away completely, our bifold doors use Smart Visofold or Cortizo systems. We also make aluminium front and back doors, and Crittall-style internal doors for dividing kitchens and living spaces without losing light.

Aluminium or uPVC?

Aluminium is stronger, so frames can be thinner for the same size of glass, and the powder coat keeps its colour for many years. uPVC is lighter on the budget and still performs well. Our side-by-side look at uPVC or aluminium casement windows helps you decide, and if uPVC is the better fit, our double glazing in Caterham page covers the Selecta Advance 70 range we fit.

Distance and planning the work

Caterham is roughly 30 miles from Fifield, normally around an hour along the M4 and M25, though the clockwise M25 can add time. With that journey in mind, we plan surveys and fitting days carefully so the team arrives early and works a full day. Besides the town, we cover Whyteleafe, Woldingham, Chaldon, Warlingham and Godstone, and we work in nearby Banstead and Horley too. Find more across the county on our Surrey windows and doors page.

Frequently asked questions

Who handles planning for windows in Caterham after April 2027?

Until 31 March 2027, Tandridge District Council deals with planning in Caterham. From 1 April 2027 the new East Surrey Council takes on full powers, replacing Tandridge and four other councils. If your project runs across that date, check with whichever authority is responsible when you apply, and keep any consent paperwork safe.

I live in a Caterham Barracks conversion. Can I fit aluminium windows?

Caterham Barracks is a conservation area, and many homes there are flats or converted historic buildings, so consent is likely to be needed. Speak to Tandridge District Council and your freeholder or management company first. Once you know the requirements, we can design frames that match the approved style and colour.

Are slim aluminium windows suitable for Edwardian houses in Caterham Valley?

Yes. Heritage-style aluminium casements with slim sightlines suit Edwardian bays and gables well, especially in muted colours. They give a much neater result than bulky frames and need very little upkeep. We survey the openings carefully so the new windows keep the original proportions.

Will aluminium windows cope with the exposed position on the hill?

They should. Aluminium is rigid and weather-resistant, and modern thermally broken profiles keep heat in. For windy, exposed elevations we may suggest triple glazing or higher-specification seals. We check orientation and exposure during the survey and recommend what suits each side of the house.

How far is Caterham from your workshop?

Around 30 miles in a straight line from Fifield, which is usually about an hour on the M4 and M25 depending on traffic. We schedule surveys and installations around that drive, arriving early and organising the work so nothing is rushed at the end of the day.
