Planning and consent in Virginia Water
Virginia Water is in Runnymede, so planning applications currently go to Runnymede Borough Council. From 1 April 2027 Runnymede becomes part of the new West Surrey unitary council. For listed buildings, converted historic properties and any home where you are unsure, check with Runnymede before ordering. Flats have no householder permitted development rights, so apartment owners should expect to seek planning permission where required, and freeholder or management company approval as well. Depending on where you live and the runway in use, aircraft and motorway noise can be noticeable. For a house, like-for-like replacements are often permitted development, but listed buildings, converted historic properties and some individual homes have extra controls. Private estates may also have their own requirements. Check with Runnymede Borough Council, which becomes part of West Surrey Council in April 2027, and with any estate body before you finalise a design.
